Here is my proposal for your building. In the basement, there are places for 6 cars in total, the ramp access is placed from Via Trentino, on the north-west side of the lot. In the basement there are also spaces for an autoclave room and common hallway with an elevator and stairways.
The elevator is located towards the street so that it can free space for a garage in the basement.
The main entrance in the building into apartments is from Via Trentino, on the north-west side of the lot. In the first solution there is one apartment on the floor as it was requested. Living/dining and kitchen area is located south-east and has a view to a private garden. On the first floor there is also an access from apartment to a private garden and a private parking place for two cars.
Night area of the apartment with bedrooms is located north-west and north-east. 
Jacuzzi shower tub is located on a private terrace in the master bedroom as a 'freestanding' unit, as it requires significant height and space (on ground and first floor, but for the second floor, jacuzzi shower is located on the rooftop).
There is also access to a private rooftop from the second floor apartment. The façade of the building is made of red brick and black steel, with an entrance stairway made in metal net, designed for a climbing vine with a plant base at the bottom.
