It is a pleasure to be part of creating the design you envision for your home. I truly hope you enjoy the concepts I’ve prepared. For this project, I designed two alternative layouts, each with its own strengths, and they can also be combined if you wish to create a more personalized result.
For the utility areas, I included:
- A laundry cabinet designed to fit two washing machines along with storage for laundry supplies.
- A large storage cabinet with generous capacity, perfect for keeping the home organized and clutter-free.
Here are the details for each alternative:
✨ Design Alternative 1 – Functional & Balanced Living
(-) This first alternative highlights a layout that is functional and balanced, ideal for families who prioritize comfort and clear circulation.
(-) The Living Area is placed centrally as the heart of the home, encouraging interaction and togetherness.
(-) Two separate bathrooms provide greater privacy and easy access from both bedrooms and the guest area.
(-) The Kitchen & Dining Area connect seamlessly with the living space, creating a warm and sociable atmosphere.
(-) A Home Office / Study is positioned in a quiet zone, perfect for work or study without distraction.
(-) Floor finish: features dark wood parquet in the main areas (living, dining, kitchen) for an elegant, warm, and sophisticated feel, and medium wood parquet in the bedrooms to maintain a cozy ambiance.
🔧 Utility Efficiency (MEP):
(---) Plumbing lines for the two bathrooms are easy to connect thanks to their proximity to the utility shaft.
(---) The laundry cabinet is strategically positioned for a simple connection to existing systems.
(---) The kitchen sink aligns with the main plumbing lines, keeping installation straightforward and cost-efficient.

✨ Design Alternative 2 – Welcoming & Modern Flow
(-) The second alternative emphasizes a modern, open, and guest-friendly atmosphere, with an added mudroom to keep the home tidy and organized.
(-) The Mudroom at the entry provides a smart transition space for shoes, coats, and bags — ensuring the main living areas remain neat.
(-) The Living Area flows openly into the kitchen and dining, creating a bright and welcoming space for entertaining or family gatherings.
(-) The Bathroom layout is more compact and efficient, allowing for better circulation.
(-) The Home Office / Study remains private and quiet, supporting focused work or study.
(-) Floor finish: uses medium-light wood parquet throughout most spaces, creating a modern, fresh, and welcoming environment that feels bright and spacious.
