I did not place any specific questions because having read those of colleagues and the answers, I think you understand your requirements.
I will try briefly to explain our project proposal ....
despite having an attached file with the proposals of some furnishings that at this stage might be only "suggestions", I devoted myself carefully to what from my point of view from the added value of the house ... .luci / shadows / ergonomics / empty and full taking care to keep every environment the counted with the outside.
I looked carefully at the photo you provided and the PDF and I noticed that in reality there is a pillar, exactly between the second and the third door of the hall that is part of the frame in ca as the lowered beam that can be seen in the hallway and that reaches the second bath through the whole apartment, in addition to those present at the two corners on the right wall of the living room ... .poco matter, in the design stage we have taken into account.
We see the project from the point of view of composition:
- With the total demolition of the wall in the hallway and the living room we have obtained and implemented the large living area that we properly disengaged from the entrance with a sliding glass door, (place comes a pack of "Zalando" I avoid the postman to browse) and I got a wardrobe which already exists today;
- The kitchen has been at the center of the living area and overlooks a wide peninsula that, if used as floor breakfast / lunch / dinner is enough for the number of family members, part of the kitchen has been lowered to obtaining portion 260 cm, in plasterboard, a library that you see in the air dashed;
NB the kitchen can be tailored. (I know some talented craftsmen and sensitive)
- In the living room I entered a large and comfortable fitted wall two sofas 3 and 2 seater and an armchair, as well as a table for eight people and a service unit;
- I got a bathroom, guest / girls with a large shower tray 72x90 cm and mobile bathroom that includes a washing machine and also acts as a wash ... (the washing machine I preferred to keep it in the house in the winter's cold) keeping the doors leading from on the balcony and ensuring aeroilluminante provided by the rules and to use the balcony to hang out the laundry;
- The girls room spacious and bright with two beds that could also be a square and a half and two bedside tables, a large wardrobe closet (dressing room) and two desks in a library at the bridge ... ..the room with the passage the years could easily be turned into two separate sleeping areas by a sliding glass door without reducing brightness (Proposal 2);
- Inside of your room as you hoped I entered the furnishings you already own (are nice) by inserting a space in the closet dressing room and a private bathroom with shower tray 72x90 cm bathroom furniture and sanitary suspended.

* As you can see the dividing wall between the two bathrooms has a thickness greater than approximately 20 cm. I got an atrium plants from where they will spend all discharges and the connections of the bathrooms and the kitchen forced the drain pipe pool.

non ho posto domande specifiche perché avendo letto quelle dei colleghi e le relative risposte, credo di aver compreso le Vs. esigenze.
Cercherò in breve di illustrarvi la nostra proposta progettuale….
pur avendo allegato un file con le proposte di alcuni arredi che in questa fase potrebbero essere solo “suggerimenti”, mi sono dedicato con attenzione a quello che dal mio punto di vista da il valore aggiunto alla casa….luci/ombre/ergonomia/vuoti e pieni avendo cura di mantenere in ogni ambiente il contato con l’esterno.
Ho visto con attenzione le foto che avete fornito e i PDF ed ho notato che in realtà esiste un pilastro, esattamente tra la seconda e la terza porta del corridoio che fa parte del telaio in c.a. come la trave ribassata che si vede in corridoio e che arriva fino al secondo bagno attraversando tutto l’appartamento, oltre a quelli presenti ai due angoli sulla parete a destra del soggiorno….poco importa, in fase di progettazione ne abbiamo tenuto conto.
Vediamo il progetto dal punto di vista compositivo:
- con la demolizione totale della parete del corridoio e del soggiorno abbiamo ottenuto ed implementato la grande area living che abbiamo opportunamente disimpegnato dall’ingresso con una porta vetrata scorrevole, (metti che arriva un pacco da “Zalando” evito al postino di curiosare) e ho ricavato un armadio guardaroba dove gia esiste attualmente;
- la cucina è stata posta al centro della zona living e si affaccia con un’ampia penisola che, se utilizzata come piano colazione/pranzo/cena è sufficiente per il numero di componenti della famiglia, parte dell’area cucina è stata ribassata fino a quota 260 cm ricavando, in cartongesso, una libreria aerea che vedete in tratteggiato;
NB la cucina può essere realizzata su misura. (Conosco artigiani bravi e sensibili)
- nell’ampio soggiorno ho inserito una grande e comoda parete attrezzata due divani da 3 e 2 posti ed una poltrona, oltre ad un tavolo per otto posti ed un mobile di servizio;
- ho ricavato un comodo bagno, ospiti/ragazze con un grande piatto doccia 72x90 cm e mobile bagno che include la lavatrice e funge anche da lavatoio…(la lavatrice ho preferito tenerla in casa d’inverno fa freddo) mantenendo la porta finestra che da sul balcone e garantendo l’aeroilluminante prevista dalle norme e il poter utilizzare il balcone per stendere la biancheria;
- la camera delle ragazze ampia e luminosa con due letti che potrebbero anche essere ad una piazza e mezza e due comodini, con un grande armadio a quattro ante (spogliatoio) e due scrivanie sotto una libreria a ponte…..la camera con il passare degli anni potrebbe essere facilmente trasformata in due aree notte separate da una vetrata scorrevole senza ridurre la luminosità dell’ambiente (proposta 2);
- nella Vs. camera come da voi auspicato ho inserito gli arredi già in vostro possesso (sono gradevoli) inserendo l’armadio in uno spazio spogliatoio e un bagno personale con piatto doccia da 72x90 cm mobile bagno e sanitari sospesi.
Le pareti ed i soffitti di colore bianco a scatola tranne le pareti interne ed esterne della scatola spogliatoio camera Vs. camera e della parete esterna della camera delle ragazze che farei di un colore tabacco scuro compresa la libreria aerea quasi a creare un sipario e bocca scena teatrale per la cucina evidenziando con luce incassata l’area ribassata.

* come noterete la parete divisoria tra i due bagni ha uno spessore maggiore circa 20 cm. Ho ricavato un cavedio impianti da dove passeranno tutti gli scarichi e gli allacci dei bagni e della cucina obbligato dalla colonna di scarico condominiale. jmyb
