We bought a small house in a seaside village lived mainly in the summer.
The property is independent and is bordered on three sides by other properties, while the fourth side is bordered by private road.
The house is on one level on the ground floor, and is surrounded by a lush garden located mainly in the front and back of the same, where are two separate access from the driveway gates.
The plot has a rectangular shape and an area of 583 square meters.
The house has an area of about 46 sq m + m of existing porch. 18,55.
E ‘consists of two adjacent units, not linked to each other, built at different times and having separate entrances overlooking the porch:
Unit 1 – Night area was built in the era before, it is composed of two small bedrooms separated by a full bath with shower.
The windows of the two rooms overlook the porch therefore they are not very bright.
Unit 2 – Living area was built at a later time and with some differences with respect to the attached project to the building permit.
E ‘consists of a kitchenette with door (main entrance) on the porch and small window, living room with a door / window on the front garden and window to the rear garden, large bathroom with shower, with window to the rear garden.
The ceiling of the house and the porch is made of wood with exposed beams (which we would have preferred in shades bleached) and sloping (except for the porch where is linear) but has a height slightly lower than in the bedroom.
At one side of the garden, next to the living area there is a pergola with climbing plants that we would like to preserve and enhance, better integrating it with the rest of the living area.
Our project:
Connect harmoniously and with continuity the two buildings, expanding them where necessary, benefiting from the “house plan”.
Redistribute the interior spaces to make them more comfortable and bright, increasing the surface area of at least one of the two bedrooms (master) with new door / window on the front garden opening.
Obtaining a third bedroom with bathroom, communicating with the house, but also with access from the door / window to the rear garden to create an independent solution for a boy of 16 years (there is, as already mentioned another gate on the road) and make the most of the back garden just now lived.
Valuing garden pergola and porch, creating a large living dining area relax (even eliminating the windows and the door of the sleeping area access).
Makeover brick paving inside and outside (with a preference for resin, cement, wood) in order to standardize environments.
Recovery / restoration of existing doors and window frames.
We prefer a modern and airy style with neutral tones.
We’d rather be up to the costs of restructuring but we are willing to consider any other solution that can fully develop the potential of our house inserting possibly a small pool.
This will adapt the small kitchen in the kitchenette.
