Summary of the design.
 The approach to the project was very influenced by your requests very detailed, clear and quantified, this particular condition of "constraints" normally spurs me to do my best.

Our idea was based on the use of the terrace as the focal point of the whole design, all activities of the house both personal and convivial must be able to use the same reference while keeping separate the different functions.

By moving the cooker (**) on the "noble" of the house N / E is defined in a complete transformation of the habits and needs in the last century with the annexation of government functions of the house (kitchen, pantry and cleaning) tasks normally bound in the inside facing the courtyard of the house, toward the noble and normally friendly building overlooking the front of the house.
With this solution we tried to balance the building focusing functions daily kitchen, dining and living room, toward the noisiest of the house, maintaining and implementing other functions to the area quieter.

I will try briefly to explain our project proposal ....

- Guest room is accessed through a double door in the wall closet, four-poster bed (contemporary) large closet to 8 cubic meters. ho letto con attenzione le Vs. richieste, la documentazione allegata e le foto dell’edificio, a parte le piccole incongruenze dimensionali che in fase di progetto definitivo ed esecutivo (che sicuramente ci verrà affidato,-) verranno risolte da un rilievo dello stato di fatto più accurato, abbiamo cercato in questa fase preliminare di risolvere il problema distributivo, quantitativo e tecnico impiantistico, visto il tipo di edificio la posizione delle colonne di scarico e di adduzione sembrava impossibile trovare una soluzione distributiva diversa da quella attuale come si è ben visto nella trasformazione progettuale che in fase di prima ristrutturazione ha ipotizzato solo una piccola traslazione della cucina verso il corpo scala…...

Sintesi dell’approccio progettuale.
L’approccio al progetto è stato molto condizionato dalle Vs. richieste molto dettagliate, quantificate e chiare, questa particolare condizione di “vincoli” normalmente mi sprona a dare il meglio.

La nostra idea si è basata sull’utilizzo della terrazza come punto focale di tutta la progettazione, tutte le attività della casa sia personali che conviviali devono poter utilizzare la stessa come riferimento pur mantenendo separate le distinte le funzioni.

Con lo spostamento della cucina (**) sul lato “nobile” della casa N/E si definisce in maniera compiuta la trasformazione delle abitudini e delle esigenze avvenuta nel secolo scorso con l’annessione delle funzioni di governo della casa (cucina, dispensa e pulizia) mansioni normalmente rilegate nella parte interna rivolta alla corte della casa, verso la parte nobile e conviviale dell’edificio normalmente affacciata sul fronte principale della casa.
Con questa soluzione si è cercato di bilanciare l’edificio concentrando le funzioni giornaliere cucina, pranzo e soggiorno, verso la parte più rumorosa della casa, mantenendo ed implementando le altre funzioni verso la zona più silenziosa.

Cercherò in breve di illustrarvi la nostra proposta progettuale ….
- il corridoio La linea di demarcazione tra le due aree N/E e S/O, con funzione di filtro e distribuzione con i suoi 24.70 metri di estensione ospiterà la gran parte degli armadi, mensole e librerie necessari a soddisfare le Vs. necessità di spazi presenti e future, realizzato artigianalmente in tavole di legno grezzo essenze chiare per una migliore rifrazione della luce con una rivisitazione della lavorazione classica in chiave contemporanea, ingloberà le porte di accesso di tutti gli ambienti personali (camere, bagni e studio) trait d’union e netta percezione della divisione delle due aree la pavimentazione in resina o eco-malta dell’asse come segno di demarcazione tra le “cementine” recuperate e ricollocate nel soggiorno e il (quadrotto industriale*) che richiama la sequenza di quadrati delle cementine, nelle aree personali e in alcuni punti conterrà “frammenti” delle stesse;

- Il soggiorno si accede attraverso le due aperture esistenti (porte con sopraluce recuperate e riadattate) grande area conversazione con due pareti totalmente attrezzate a libreria (tutta altezza) contenenti il televisore occultabile da due ante scorrevoli e vani chiusi nella parte bassa, grandi e comode sedute che guardano verso l’esterno, un pianoforte a parete ed un tavolo per 8/10 persone qui, la pavimentazione verrà sostituita con le cementine recuperate dalle camere in continuità con la nuova cucina;


- La cucina una finestra a N/E e una ad EST luci e ombre. Abbiamo aperto due varchi e probabilmente non sarà necessaria nessuna cerchiatura strutturale in quanto già allo stato attuale si percepisce la presenza storica di due porte che collegavano i due ambienti, storicamente ad angolo sui due fronti dell’edificio veniva posta la sala da pranzo che comunicava con il salone, la servitù per servire il pranzo vi accedeva dal corridoio attraverso l’ultima porta senza contatti con gli ospiti, abbiamo immaginato una spaziosa cucina dove, oltre alla parte dedicata alla preparazione (acciaio e lacche) si possa pranzare e conversare o guardare un TG, un grande frigorifero ed una dispensa su tutta la parete N/E e spazio cottura su quella di S/O lasciando libera la luce che filtrerà dalla finestra a EST su via Giolitti. In questo ambiente manterremo la pavimentazione originale e con una contro parete con sistema a controtelaio tipo “Scrigno” creeremo due porte vetrate scorrevoli laccate, sulla nuova parete abbiamo previsto una credenza ( antiquariato);

- Camera ospiti si accede attraverso una porta a doppia anta ricavata nella parete armadio, letto a baldacchino (contemporaneo) grande armadio da 8 mc. (utilizzabile in parte per cambio stagione) ad integrazione degli spazi a Voi necessari. Questa area verrà pavimentata con (quadrotto industriale*) e sulle due pareti libere lo spazio sarà riempito da quadri;


- Bagno ospiti facilmente raggiungibile attraverso una porta ad un’anta anch’essa ricavata nella parete armadio, permette l’accesso al piccolo ripostiglio lavanderia e al bagno, comodo, attrezzato con doccia 80x80 mobile bagno in legno con lavabo rettangolare d’appoggio, wc e bidet sospesi,(**) il rivestimento sarà una composizione di Azulej della Mutina perfetta sintesi decorativa in chiave contemporanea del periodo di riferimento dell’edificio;
- Area notte personale qui abbiamo concentrato tutte le attività che ricoprono un carattere intimo e personale dei padroni di casa, la porta di accesso all’area sarà sicuramente quella recuperata con sopraluce in vetro che si vede nella foto, da qui si accede alla camera da letto dove abbiamo pensato ci creare una controsoffittatura a botte che si proietta sullo schienale in legno del grande armadio che prospetta sullo spogliatoio, al quale si accede attraverso due varchi simmetrici, lo spogliatoio illuminato dalla luce del tramonto darà accesso diretto allo studiolo personale e al bagno personale che come richiesto avrà una grande vasca da bagno dell’Agape, uno spazio doccia con piatto a filo pavimento ed un grande mobile bagno sempre Agape sospeso, la pavimentazione ed il rivestimento in resina o eco-malta chiarissimi e solo la parete frontale dello spazio doccia in lastre di Laminam nero a tutta altezza dim. Lastre 1x3 metri;

- Il terrazzo ultimo nella descrizione ma primo nella filosofia di progetto, l’ho immaginato come il ponte di una imbarcazione ….il pavimento a tappeto in doghe in teak possibilmente flottante sfruttando la minima differenza di quota tra l’interno e l’esterno della casa, diviso in due aree da una fila di cachepot sempre rivestiti in doghe in teak con siepe sempre verde che, come una quinta, separerà la parte solarium destinata alla zona notte dalla parte conviviale della zona giorno, che abbiamo coperto con un pergolato bioclimatico a lamelle orientabili e veli in tessuto bianco scorrevoli su cavo o tendine elettriche su binari laterali ai montanti. Immagino che abbiate scelto questa dimora per questo spazio esterno….il progetto lo abbiamo costruito guardando il panorama…..

(*) “Le caratteristiche del parquet industriale sono appunto l'elevata resistenza e la possibilità di poterlo levigare molte volte, consentendo una lunghissima durata!”

(**)Il sistema di allacci alle colonne di scarico, sarà risolto con il seguente metodo: la cucina verrà collegata alle acque bianche (colonna angolo lato cortile dove c'è la finestra 80 x 30) attraverso un tubo di tipo Geberit  50 con pendenza 0,8%/metro dovremmo raggiungere il punto di allaccio alla colonna, il nuovo bagno verrebbe allacciato alla stessa per gli scarichi doccia, bidet, lavabo, lavatrice e lavatoio, il wc del tipo con scarico a parete, lo collegheremo alla colonna acque nere attraverso un tubo da  100 di tipo Geberit, in traccia sul muro perimetrale con la cassonatura dei davanzali delle finestre interessate dalla condotta.

(***) (abbiamo letto le perplessità sulle autorizzazioni), ma riteniamo che anche se l’edificio è vincolato e quindi soggetto al “Nulla Osta” della Soprintendenza, vista l’ubicazione (ultimo piano) la non percezione dalla pubblica via, il rispetto dell’articolo 1102 cod. civ. e l’orientamento Giurisprudenziale ( Tribunale di Roma sentenza del 4/1/2013 n°65/2013) per la tipologia di struttura facilmente removibile e che non comporta aumenti di cubatura sia possibile la realizzazione “secondo il nostro modesto avviso”
