The project uses the original partition on two levels to organize the spaces. The upper level, indeed, hosts the master flat and it designed to be independent from the lower and also to be in connection with the outdoor terrace. Downstairs there are ancillary rooms, such as the studio and the guest bedroom.
LOWER LEVEL
Accessing from the balcony, the entrance is located on the lower level of the property. Here, it is possible to entry a muntifuncitional space, equipped as a studio/recreational area, where are located a large desk, a bookshelf and the landlord's piano. From this room starts the stairway leading to the attic, made with cantilevered steps popping out from a wallpaper - covered load bearing wall; first steps are also designed as furniture items: third step is also a bench equipped with comfortable pillows and both a container unit with push to open doors.
In this floor is also located a hallway equipped with a wardrobe, leading to the toilet and to a bedroom suitable for guests.
UPPER LEVEL (ATTIC)
The stairway leads directly to the large living area. Here (as in the lower level) the design choose fair woods and pale colors, multiplying light and expanding space, with an eye of regard for the roofing, for which it has been designed with whitened timber. The stair lands into the living room, where is located a big couch and comfortable seats, encouranging conversation; TV sideboard is hanged to a 210 cm. height wall, adjoining the master bedroom: the upper part of this wall is acoustically – insulated glass made, letting light run among the rooms. From the living here it is the access to the dining: the opening is not closed with a properly door, but remains open and it has the same dimension of the close niche – conceived as a passing bookshelf, putting in communication living and dining area and, at the same time, overlooking the stairs. This passage is also emphasized by a passing fireplace, enjoyable from the living, the dining and also from the kitchen: its position has been choosen also in order to use the existing flues.
Dining is equipped with a big crystal top table, light and visually not impactful, and with a storage with crystal door too, obtained as a fixed furniture where the City Building Regulation imposes the enclosure of the portion of attic that, due to the reducted height, is not livable.
The kitchen, open toward the dining, is located on a slighty lower quote (as from the existing project) and is realized with a double – equipped white laqued furniture and a snack bar to be used in case of quick lunch.
At the end of the kitchen, hidden by a wallpaper covered setto and thanks to a no – profiles door, is located the laundry; from here it is possible to acced to those part of attic which are not livable but could be used as storages.
Dining leads to a filter zone, conducing to the night area (master bedroom and wardrobe) and to the main bathroom. This last one exploits the lower height wall to create a top where are located two design washbasin. Also the wardrobe/dressing exploits the same height conditions, with customized cabinets.
Bedroom masterpiece is the headboard: custom designed and occupying the entire wall, hosts the sommier bed and has integrated nightstands; doors, laqued in withe in order to enhanche the room brightness, have push – to open systems and hide cabinets.
No more skylight have been created and no more changes have been made to the facades, in order to contain costs and both to not act in contravention to acquired builiding permits.
TERRACE
Terrace is accessible both from the living room than from the kitchen. For convenience, behind this latter room, it has been located the outdoor dining table, also sheltered from the roof. Close to this area it is possible to find a grill/bbq, using the existing flues. Conversation area leans on a grass floor and it is equipped with a L – shape bench, following the parapet and with a planter as its espalier. The oblique wall is covered with a modular prefabricated system, allowing the creation of a real vertical garden.

Il progetto tiene conto dell'originaria divisione della proprietà su due livelli per l'organizzazione e la distribuzione degli spazi. L'appartamento è infatti collocato al piano superiore ed è concepito per essere indipendente dal piano inferiore e per avere accesso diretto al terrazzo di proprietà. Il piano inferiore ospita invece locali accessori, come lo studio e l'area a disposizione per eventuali ospiti.
LIVELLO INFERIORE
Al piano inferiore, accessibile dal ballatoio comune, avviene l'accesso alla casa. L'ingresso avviene in un locale multifunzionale, attrezzato come studio/area svago, in cui trova spazio un ampio bancone di lavoro, una libreria a parete e il pianoforte del padrone di casa. Da questo locale parte anche la scala che porta al piano inferiore, realizzata con gradini a sbalzo da una parete rivestita con una particolare carta da parati; la scala presenta i gradini inferiori concepiti come veri e propri elementi di arredo, poiché la terza pedata diventa sia una panca con comodi cuscini che un generoso vano contenitore attrezzato con ante e cassettoni push to open.
Sempre al livello inferiore è collocato un disimpegno adibito a guardaroba che conduce al bagno di servizio e ad una camera matrimoniale a disposizione di eventuali ospiti.
LIVELLO SUPERIORE
La scala conduce direttamente all'ampia zona giorno. Qui (come anche al piano inferiore) sono stati preferiti legni e tinte chiare che dilatino lo spazio, con particolare attenzione al sottotetto, le cui travi e perlinature sono state appositamente sbiancate. Allo sbarco del pianerottolo si trova il soggiorno, con un ampio divano e sedute che agevolano la conversazione; il mobile tv è addossato ad una parete alta 210 cm. E confinante con la camera da letto: la parte superiore segue con una vetrata fonoisolante il profilo del tetto, permettendo alla luce di meglio circolare tra gli ambienti. Dal living avviene l'accesso alla zona pranzo: l'apertura non viene chiusa da una porta ma rimane aperta ed è gemella per dimensioni alla nicchia – attrezzata a libreria passante – che mette in comunicazione living e pranzo e che affaccia sulla scala. Il passaggio è enfatizzato da un caminetto passante, fruibile sia dal soggiorno che dalla zona pranzo/cucina: la posizione è stata scelta anche per poter utilizzare le canne fumarie esistenti. Il pranzo è organizzato attorno ad un ampio tavolo con piano in cristallo, così da risultare leggero e poco impattante, e da una credenza/vetrina ricavata come arredo fisso laddove il regolamento edilizio imponeva la chiusura della porzione di sottotetto che, per le altezze ridotte, non era più considerata abitabile. La cucina, aperta sul pranzo, si trova ad una quota leggermente inferiore (come da progetto esistente) ed è realizzata con una doppia parete attrezzata di colore bianco, con un bancone snack da utilizzare per i pranzi veloci. Al fondo delle cucina, seminascosta in una parete coperta con una particolare tappezzeria e grazie all'utilizzo di porte rasomuro, è collocata la lavanderia/stireria: da questo locale è infine possibile accedere alle porzioni di sottotetto non abitabili ed adibite a ripostiglio.
Dal pranzo si accede ad una zona di filtro che disimpegna la zona notte (camera da letto e cabina armadio) e il bagno. Quest'ultimo sfrutta la parte ad altezza inferiore per la creazione di un piano su cui poggiano due lavabi di design. Anche la cabina armadio sfrutta al massimo gli spazi esistenti, andandosi a collocare con arredi su misura a chiusura degli spazi privi delle altezze necessarie per essere considerati abitabili. La camera da letto ha nella testiera del letto il suo elemento essenziale: costruita su misura e a tutta altezza, ospita il letto sommier con cassone e ha integrati i comodini; le ante, laccate di bianco per rendere l'ambiente ancora più luminoso, sono dotate di meccanismo push to open e celano vani raccoglitori.
Non sono state aperte nuove velux e non sono state toccate le facciate, sia per un contenimento dei costi che per non agire in difformità ad eventuali permessi o autorizzazioni paesaggistiche concessi.
TERRAZZO
Il terrazzo è accessibile sia dal living che dalla cucina. Per comodità, a ridosso di questo locale è stato collocato il tavolo da pranzo, che risulta anche coperto dallo sporto del tetto. Attiguo a questa zona è stato collocato un barbecue, che sfrutta la presenza delle canne fumarie esistenti. La zona conversazione poggia su un pavimento in erba sintetica ed è organizzato con una panca a L che segue il parapetto e, nella sua parte più lunga, ha come schienale una fioriera. La parete obliqua è rivestita con un sistema modulare prefabbricato che consente di creare un vero e proprio giardino verticale.
