GENERAL BACKGROUND: my property includes a three-story house with garden of about 1800 square meters situated in a rural court that includes a building with two residential units. The whole property was completely surrounded by a boundary wall made of river stones (historical wall bound) .Even the house is considered monumental and bound, therefore, can not be predicted variations on internal and external walls. In theory it is as if we were talking of making variations to the coliseum, it has the same constraints.
Access is shared with the neighbor through a gate
The house was completely restored about 15 years ago.
INTERIOR: All the ceilings have exposed beams.
The floors are tiled, the same on all three floors, even in the bathrooms.
Except the larger bathroom which is entirely of marble (see photo)
Heating is traditional with radiators.
I would like to take advantage of this great house as a country and as a b & b
I found the kitchen fully fitted, but the magazine is also in function of the b & b, the room next to the kitchen I would beused as a dining / breakfast room. The entrance hall should only stay with sofa in front of the fireplace.Il entry wall with stone portal can be eliminated . i prefer an entrance more functional and less “bulky”, pleasant you find an original solution in which add. Also on the ground floor at the side of the hall is another room that is currently unfinished. Currently it is not communicating with the living room, but you can get a door where you see the outline of tufa of a window. I would need a pantry / laundry room but I would not know where to place it. I would also need a cellar. you might think about making an underground room with access from the room which is now the raw obtaining a compartment under the giardino.dDa note that the garden is very big and I thought it might be feasible on the back of a wooden structure in order pantry / laundry / hospital equipment to better exploit the interior rooms only for habitation.
The second floor should be private.
The room on the second floor with bathroom and dressing is for a girl (20)
The part with large bathroom, large bedroom and wardrobe / study for mom (single)
The idea is to use as the top floor as a b & b.
The top floor has a bedroom with bathroom and a large attic that I thought to divide in order to create a couple of rooms with bath or even large bedroom / living room with bathroom.
GARDEN: gate and entrance road are spaces in common with the nearby, I’ll need some place the machine on the front because the house has no garage and you can not open a passage on the back (the wall is bound you can not touch ). Keep in mind also something for bike and scooter.
On the back I want a dining / breakfast / living room near the kitchen, the pool (there is already a dig at the center of about 4×8)
and a vegetable garden.
I would also recommend it for an exterior color.
Basically I would like to get a warm and comfortable environment with some note of originality. I like the linear and functional furniture. In the living area I’d like a nice round of sofas / large comfortable armchairs. The kitchen can be changed. I would not want to spend large sums.
In general, the house should be designed and furnished with a single solution for b & b or with a solution such as b & b + dwelling. I’m a little hesitant because I do not know yet if I will go to live or not.
