Description

Dear client,
After analyzing and studying your apartment, taking into account the request you have made, I have come to the following project solution. Optimization of space, modern and partly open floor plan is the key.

Please take a note that this solution I have provided can be incorporated with your existing furniture, I just wanted to make a proposal of something that I think would go really well with my design.

The orientation of the floor plan makes the entrance area with the bar the most important part of the house for the first impression of the space.

Using the same marble tiles as the floor covering on all of the ground floor provides unity of all areas of the house and visually increases the space. Tiles are also very easy to maintain.

DEMOLITION AND CONSTRUCTION: The walls painted red should be demolished as well as the false ceiling in the present dinning room to make the place higher and this will help create a bigger space sensation.

ENTRANCE: The front desk with a mirror and a shoe rack. As you enter the house, the accent is on the bar area with a peninsula and a rack with glass doors for wine bottles.

BAR/KITCHEN: This area is placed to be the main space of the house as it provides gathering place at the bar and in the area left of it where the sofa is placed. The area with a sofa is directly connected to the dinning area and to the living room. The sliding door from frosted glass and a curtain that follows curvature of the sofa in addition to the frosted glass between the bar and living room represents a visual barrier. The bar itself flows into the kitchen and it is directly connected to it. The kitchen is placed in the same area as it is now, just with different organization, providing two lined areas of kitchen elements next to the walls. The kitchen is now directly connected to the garden which makes serving food at the garden much easier. The kitchen is equipped with two large built-in refrigerators, two built-in ovens, a stove and a sink and provides large space for preparing meals.

The bar and the kitchen furniture are all in darker shades so they make contrast to the light painted walls and marble texture tiles on the floor.

DINNING ROOM: The dinning room is placed on the left of the entrance, with sliding frosted glass doors for more privacy if needed. In this room is placed one table where you can host 8 people. In the niche next to the window is placed built-in sitting place for relaxation with a view. The fireplace is kept just with another materialization, using marble to make it an accent of this space.

LIVING ROOM: The living room remains one of more private rooms in the house. Between the bar area and the living room there is a glass sliding door with frosted glass to keep light coming from the living room to the bar and preventing views from the bar to the living room. The living room is also directly connected to the kitchen. In the living room there is a large sofa and an armchair in a light color. The TV panel is placed on the same wall that is now, allowing you to gather and enjoy watching your favorite movie.
CHILDREN PLAYROOM/DOGS SHOWER/WARDROBE: The former garage is divided into two new rooms: the children playroom and a wardrobe/laundry with a shower for the dogs. The floor in playroom is lifted and lined up with the rest of the house, preventing possible injuries as a result of a step.

The dogs shower has an access directly from the outside. In the same area is provided with a laundry room and a wardrobe. The washing machine and the dryer are placed one on top of the other. With the saved space I made a wardrobe for coats and shoes.

TOILETTE: I made an option with a large cabinet with sink and a toilet on the opposite side. The step is kept because of the staircase above this area so there is enough height.
