Hello! I just purchased a 1,300 square foot loft apartment in downtown Manhattan and am looking to do a full renovation. The goal is to turn the current apartment into a one bedroom, one bathroom apartment for a young couple with a classic modern look. The total renovation cost should be in the $150k range. The apartment will be used for entertaining, so keeping a large open loft feel is important.
Here are the key criteria for the project:
– The lofted portion, including the existing kitchen, bathroom and utility, currently in the front of the apartment will be removed entirely
– The large white pillars will be converted into steel beams (as seen in picture 5 in the reference photos), and cannot be removed, though the color can be anything
– The kitchen and bathroom should be entirely rebuilt
– Floors will be hardwood, but can be any size/color
– The ceilings, which are 13 feet high, should not be lowered (also, the popcorn on the ceiling will be removed)
– The long wall to the south (on the right side if you’re facing the windows) will be exposed brick (up to you whether its painted or not)
– The air conditioner will be moved to the window on the northeast wall
– It is fine if the bedroom does not have any windows
– Bedroom: should have large walk-in-closet and enough room to fit a king-sized bed
– Kitchen: should be open kitchen with island, goal is to use Ikea cabinets and stainless steel appliances
– Bathroom: double vanity with standing shower, no tub, room for a washer/dryer, should be access to the bathroom from outside the bedroom. Also there should be a linen closet inside the bathroom as well.
– Should be some closet space outside of the walk-in-closet for coats, etc.
