Full Design Of 84 Sq M Apartment

Hello everybody! We are family of 3 people and bought just-built 2-rooms apartment of 84 square meters in new building. Apartments are on the 6th floor. There are 19 floors overall in the house. This is just-built house, Reutov city, Moscow region. There are absolutely nothing at the moment is the apartment, absolutely no decoration works were performed. You can see it on photos attached. Please ask for more photos if needed. Please note that average budget stated includes budget for hard repairs works like cement covering, works for electricity etc.
1. What we need from you:
– design of all rooms including floors, walls
– plan of rooms (big room and kitchen)
– plan and details of furniture
– plan of doors between rooms
– color combinations
General idea of apartment: functional, capaciousness, optimum usage of space, ergonomics, house atmosphere. Overall style – modern. Maximum feeling of big space should be created.
There are no doors between rooms on rooms’ plan. You can put them wherever you want using space with maximum efficiency. Use standard width of doors (approximately 80 cm). State in your proposal how doors will be opened (direction of opening).
There is no wall between kitchen and big room. You need to put wall which will fully separate kitchen and big room in the way to maximize space of kitchen (which will include guest/dining zone) but at the same time to maintain big room space big enough to utilize all furniture requirements stated below. Kitchen cannot be moved since law prohibits to move it.
As an option you can use plan we’re currently thinking of which is attached (file Potential design ver 4). OR you can propose fully new plan of wall between big room and kitchen, doors, furniture etc. You cannot significantly move other walls, better not to do it at all.
Furniture, visible coats (for floors, walls) – middle price category. Should be available in Moscow stores. Very desirable to state real models of everything (furniture, visible coats) including specifications, prices and links to websites where we can buy them.
Ideally plan should be flexible so one can do changes in rooms’ use purpose. E.g. if new owners will want to change usage of rooms.
2. General information about apartment
There will be 3 people living in this apartment – two parents (25-30 years old) and child (3 years old). Parents will live in big room, child – small room. Small room is to be created in the way which takes into account future growth of child.
Entrance door is marked with big black triangle. You cannot move it.
All sizes in detailed plan are in mm.
Apartment has two balconies which are not in detailed plan because it is hard to draw them in programs we use. Please see pdf file for details (draft plan from constructor). On this draft plan you can see relative location of apartment compared to other apartments. Our apartment is #377 – the right one with two balconies #2 with sizes 40.90, 82.80, 86.80
Technical information:
Height of walls is 2.80 meters.
Windows are located 0.8 meter above floors, windows height is 1.71 meter.
Small place behind toilet with sizes 1090*619 is a technical zone, there are air well (vent shaft) and sewer pipe (carriage) in it and therefore you can do nothing with it (photo 2).
Small zone in kitchen with sizes 850*400 is a technical zone, there are air well (vent shaft) and sewer pipe (carriage) in it and therefore you can do nothing with it (photo 1).
3. Electricity
Please put location of all electrical sockets on plan. The more sockets in rooms the better.
All wires will be constructed on ceiling.
All switches are on 0.85 meter distance from floors.
4. Ceiling. It will be one-level casement ceiling. You can offer two-level ceiling option if it does not increase price of ceiling significantly (not more than 20% increase).
5. Windowsill. Currently they are 33-35 cm depth. Better to increase it for more effective use.
6. Kitchen.
There should be two zones – kitchen zone where we cook and guest/dining zone. You can use some visual effects to separate them (but not hard to construct)
Modern style, warm house atmosphere, warm colors. You can use bright colors if you want.
Floor coverage – light tile.
Walls: wallpaper. You can use different wallpapers to separate dining zone from cooking zone or use different wallpapers for different walls – up to you.
Furniture: functional, capaciousness, optimum usage of space, ergonomics.
Dinner table – better if wood color, no sharp angles. For minimum 6 people, transformable into bigger one.
There should be angle sofa in dining room, minimum for two people, transformable into bed.
Kitchen equipment (color – metal): fridge, range, oven, microwave oven, kettle, maybe some other equipment. There should be big TV in the guest zone.
Sink – pretty big, better if with two parts.
7. Big room
Two zones – sleep zone and work zone. Better if there is some visual division of these zones (floors, wallpaper etc) – just not hard to be created.
Minimum furniture set:
– two wardrobes, one for each parent
– two working table, one regular, one computer table (mini-tower computer)
– two-people bed, with two bedside table on right and left
– sofa, minimum for two people, transformable into bed. Sofa should be against either computer table or regular table.
– chest of drawers with mirror. Should be accompanied with lamp or other light source
– book shelves above tables
– if possible put bit TV somewhere, e.g. above regular table. If you put TV in this room sofa should be against it so we can watch TV from sofa.
Floor material – laminated flooring board.
Lightning: two chandeliers, one for each zone
Walls – wallpaper
8. Corridor
Floor material – tile.
Minimum furniture set:
– wardrobe for jackets with big mirror
– shoes cupboard
– coat rack for guests
– make-up mirror
Lightning: at least two lamps of central light in the main area
Walls – wallpaper
Please think of built-in shelves (under the ceiling) in the hall in front of storeroom and bathroom.
9. Small room
Walls – wallpaper, one central light chandelier. Child bed. Please do not create too childish atmosphere in this room like pink walls, elephants on it etc.
10. Bathroom
Walls, floor coverage – tile.
Minimum equipment set: towel dryer, bathtub big enough for two people in horizontal position, sink, make-up mirror above sink accompanied with light, washing machine, bath cupboards above and under sink
We will also need box for dirty cloth, better if it is incorporated into cupboards
11. Toilet
Suspended toilet sink
Small sink to wash hands, small cabinet with mirror above it
Hygienic shower
Walls, floor coverage – tile
Small shelve for different things
Towel keeper
12. Pantry
Floor coverage – tile, walls – wallpaper.
Pantry equipment for cloth and other different things
13. Balconies
Walls, floor coverage – tile.
You cannot merge balconies with rooms or do French windows. You can see entrance door to balcony in small room on photo 3. The same door to balcony is in big room
