La proposta presentata nasce da un primo studio sulla base di quelli che sono gli attuali affacci con le varie tipologie di finestre presenti e quelli che sono gli scarichi e l’impiantistica attuale in relazione anche alla planimetria degli appartamenti posti al piano secondo. Così facendo si sono combinate queste informazioni con ciò che il mercato richiede in relazione al numero e alla tipologia di ambienti da andare a creare internamente. Si sono così sviluppate due soluzioni di cui la prima con tre appartamenti e la seconda con due appartamenti di dimensioni maggiori. Nella prima soluzione abbiamo l’appartamento A (si vedano i render) composto da ingresso in stile open con living, cucina e pranzo dal taglio moderno con isola allungabile su due livelli, bagno giorno e lavanderia; disimpegno notte con tre camere di cui una matrimoniale e bagno. Appartamento B (si vedano i render) composto da ingresso, soggiorno con cucina, sala da pranzo e living, il tutto in stile open molto spazioso e luminoso, oltre al ripostiglio / lavanderia; disimpegno notte con una camera matrimoniale e una singola e bagno. Appartamento C, con opzionale uso ad ufficio, con living, cucina, disimpegno open con colonna lavanderia, camera con latto matrimoniale e bagno; inoltre per dare la possibilità di far comunicare efficientemente l’interno con l’esterno si è pensato di ripristinale il terrazzino triangolare studiato come un prolungamento dell’area living. In questo modo si propone una soluzione con tre appartamenti dove sono presenti notevoli elementi accattivanti come ad esempio le armadiature a filo parete che, oltre ad essere esteticamente di design, grazie alla loro capacità contenitiva risultano essere anche funzionali, ma anche effetti wow come i camini eventualmente a bioetanolo per ridurre i costi di realizzazione, ma ancora elementi molto richiesti come le postazioni smart working che come visibile nei render trovano spazio negli ampi living oppure nelle camere da letto sempre studiate per essere ben illuminate dalla luce naturale. Nella seconda soluzione abbiamo l’appartamento A composto da ingresso, ampio living con sala da pranzo open e cucina con possibilità di essere separata tramite un grande scorrevole a tutta altezza, inoltre nella zona giorno trova spazio un comodo studio con seconda funzione di camera degli ospiti; la zona notte è composta dal bagno, una grande zona lavanderia, una camera doppia e la suite padronale con cabina armadio e grande bagno en-suite. Appartamento B composto da ingresso, ampio living con sala da pranzo open, bagno giorno e cucina con possibilità di essere separata tramite un grande scorrevole a tutta altezza; la zona notte è composta dal bagno e tre camere di cui una padronale con cabina armadio. Questa seconda soluzione, date le maggiori dimensioni, offre una notevole quantità di spazi ad uso ripostiglio e lavanderia sempre funzionali e ricercati. Altri accorgimenti riguardano i soffitti con controsoffittature idonee ad identificare gli ambienti d’ingresso nei living oltre che per l’inserimento di sistemi d’illuminazione ad incasso led e per l’impiantistica di climatizzazione.

The proposal presented comes from an initial study based on what are the current views with the various types of windows present and what are the drains and the current systems also in relation to the plan of the apartments on the second floor. In doing so, this information was combined with what the market requires in relation to the number and type of environments to be created internally. Two solutions were thus developed, the first with three apartments and the second with two larger apartments. In the first solution we have apartment A (see renderings) composed of an open-style entrance with living room, modern kitchen and dining room with extendable island on two levels, day bathroom and laundry room; hallway at night with three bedrooms, one of which is double and a bathroom. Apartment B (see renderings) composed of entrance, living room with kitchen, dining room and living room, all in a very spacious and bright open style, in addition to the storage room / laundry room; hallway at night with a double bedroom and a single bedroom and bathroom. Apartment C, with optional office use, with living room, kitchen, open hallway with laundry column, bedroom with double bed and bathroom; furthermore, to give the possibility of efficiently communicating the interior with the exterior, it was decided to restore the triangular terrace designed as an extension of the living area. In this way, a solution is proposed with three apartments where there are notable eye-catching elements such as the flush-to-wall wardrobes which, in addition to being aesthetically designer, thanks to their storage capacity are also functional, but also have wow effects such as fireplaces possibly bioethanol to reduce construction costs, but still highly requested elements such as smart working stations which, as visible in the renderings, find space in the large living rooms or in the bedrooms always designed to be well lit by natural light. In the second solution we have apartment A comprising entrance hall, large living room with open dining room and kitchen with the possibility of being separated via a large full-height sliding door, furthermore in the living area there is a comfortable study with a second function as a guest bedroom ; the sleeping area consists of the bathroom, a large laundry area, a double bedroom and the master suite with walk-in closet and large en-suite bathroom. Apartment B comprises entrance hall, large living room with open dining room, bathroom and kitchen with the possibility of being separated via a large full-height sliding door; the sleeping area consists of a bathroom and three bedrooms, one of which is the master bedroom with walk-in closet. This second solution, given its larger dimensions, offers a considerable amount of storage and laundry spaces that are always functional and refined. Other measures concern the ceilings with false ceilings suitable for identifying the entrance areas in the living rooms as well as for the insertion of recessed LED lighting systems and for the air conditioning systems.
