Thank you for posting this fascinating task, I’ve managed to design a house which will satisfy your needs, wishes and suite to all restrictions about building. The total built-up-area is about 170 sq. m. and building volume is 895 q. m. which satisfies all the laws. All elements were designed to look beautiful and organic in the building environment. For example roof slope has the same angle as the surrounding houses, which blends in your house greatly. This is only one of the examples, you are able to see others while looking at he renderings.
Starting from the underground, there is an underground parking space for 8 cars. There is perfectly enough space to have an easy access to the parking lot from the outside and to get out of the lot. Besides, there are also 4 storage rooms for each unit to avoid using precious space in the apartments. In the end, there is a staircase for convenient access to the entrances of the apartments.
Then, when you are on the threshold, you can see a staircase which leads to the first floor and as it is not covered with roof, it means that it is not a part of building volume and built-up-area which economizes space to enlarge the apartments. A niche, in which entrances are situated is covered with dark bricks, which makes the house not so solid and it looks much lighter.
As you enter the house, you can see a well-lit living-dining-kitchen area (by the way, an average proportion of window and floor area is 1:6 with is more than perfect for residential buildings). It is divided on spaces using furniture so it feels very cozy and modern at the same time. Then you can see two comfortable bathrooms, one of them is pantry. Between them a wardrobe was placed. It doesn’t use the useable area and you have an easy access to it. Then, there are bedrooms. They are situated on the south façade with a garden in front of them. That makes them always well-lit, in summer enough cool, and in winter it accumulates the warmth very good. You can go out from the double bedroom through the sliding system to the private garden. Also, children bedroom can contain two beds, what I showed on the plan, but if you want, you can make it as a single bedroom, or place there two-story beds which will make the room even more spacious. You can get to the terrace from the living room, or from the two sides outside (you can see it on the renderings). While the ground floor apartments have an advantage as a private garden, the firs floor apartments have a huge balcony, which is connected with terrace. You can get the trough the same sliding system. Terrace is covered with extendable marquise, while balcony is sun proofed by the roof.
The parking entry was placed behind the house because of several reasons:
-The front facade near the street is more open and neat
-The road which connects the parking and the entry to the building lot can host the cars of guests who come the house
- It is much easier to drive the car in such way as well as to construct the pavement.
Also I want to say that it would be convenient to make a traffic light system to make entering and leaving the house by car easier.
There are also solar panels installed on the south slope of the roof, as you wished.
