This layout proposes to use the space more efficiently and make best use of the park views by changing the main entrance position and removing a service riser. The previous main entrance becomes a secondary entrance to the kitchen which will be useful when delivering groceries.

The apartment is entered from the balcony into a welcoming reception with space to keep coats and shoes.

The large master bedroom enjoys a park view, plenty of storage, TV and ensuite bathroom. Both bedrooms have a king size bed.

A large bathroom with walk-in shower, bidet, WC and basin is also provide, with separate storage space for the boiler and washing machine. An existing service riser is proposed to be retained to provide drainage to the bathrooms.

The living room has two windows onto the park and plenty of room for a large sofa and chairs. The kitchen is connected via a sliding door from the formal dining area. However, the large living room allows for the dining and study areas to be swapped if a window position is preferred.

Lastly, a full storage / bookcase wall along the living room with an integrated desk provides plenty of storage.

As per the brief, the external windows, doors and structure remains unchanged.
