Il progetto prevede una prima fase con la villa identificata con un’unica unità immobiliare: al piano terra, adibito quasi interamente a zona giorno (con l’eccezione di una camera con bagno), si aggiungono nella facciata retrostante gli ampliamenti consentiti per il locale tecnico e per un locale abitabile che viene adibito a cucina. Il vano scale che da accesso alla zona notte è posto all’ingresso e separa il soggiorno dalla stanza con bagno.
Al piano primo sono state ricavate tre stanze con bagno più un locale hobby una delle quali è collocata nell’ampliamento corrispondente al sottostante locale cucina.
La seconda fase, corrispondente al frazionamento in due unità immobiliari, non prevede alcun intervento murario se non nel vano scale: demolizione delle scale dal piano terra al piano primo, creazione di un ripostiglio a piano terra e la realizzazione della soletta a divisione delle due unità. A piano terra lo studio diventa la seconda camera da letto, mentre al piano primo la stanza da letto collocata nella superficie di ampliamento viene adibita a cucina.

The project includes a first phase with the villa identified with a single real estate unit: on the ground floor, used almost entirely in the living area (with the exception of a bedroom with bathroom), the extensions allowed for the room are added to the façade behind technical and for a habitable room that is used as a kitchen. The staircase that gives access to the sleeping area is located at the entrance and separates the living room from the room with bathroom.
On the first floor have been obtained three rooms with bathroom plus a hobby room one of which is placed in the extension corresponding to the underlying local kitchen.
The second phase, corresponding to the splitting into two units, does not include any building work if not in the stairwell: demolition of the stairs from the ground floor to the first floor, creation of a storage room on the ground floor and the realization of the slab to divide the two units. On the ground floor the studio becomes the second bedroom, while on the first floor the bedroom located in the expansion area is used as a kitchen.
