22’8” Long x 14’3” Wide
Design a modern tiny house in Oakland, CA!
We want to build a tiny house in our backyard in Oakland, CA. We would like to build a tiny house & rent it out. We live on a downslope lot & have a terraced backyard. The area where the house will be is about 22’8” Long x 14’3” Wide.
The house should be modern clean design. Design should make the space feel bigger than it is. Space should be no more than 500 square feet of living space. That is the size allowed for in-law units in Oakland.
Overall
-Maximize built-ins
Possible high cabinets for storage?
-modern, clean design
-Make the small space look as open & large as possible.
-NO washer Dryer. We have a Laundromat nearby
-Lots of windows
-possibly a nook built-in desk, since there wouldn’t likely be a space otherwise.
-like the idea of wood rafters.
-I have a membership at tech shop & can make some custom items.
-Make as energy efficient as possible
Kitchen
-Stove must allow for large pizza pan & baking pan, can’t be too small. We can’t restrict cooking.
-Exhaust fan in stove
-built-in overhead microwave to make sure there is adequate counter space.
-Fridge can be a little smaller than standard.
-either built in counter or space dedicated for table & chairs.
-would like a spice rack
Bath:
Shower with glass door so it doesn’t appear too small
Closet:
Need closet on main level & in loft. Built-ins shelf or dresser in loft
Loft:
-Loft railing is a simple, clean wrought iron railing (or your suggestion). I don’t want the railing to make the space appear smaller. Thus, I like 1/2′ metal or
-Get a hanging closet on high side.
-built-ing shelving for clothes since wardrobes would be tough to fit in there
-if we have a skylight or upper windows, there must be a way to cover the skylight for privacy or cover the upper windows via blinds or a cleaner option.
-utilize any nook areas for custom built-in storage options
Bath
-should be efficient yet have a little counter space.
-Shower only, no bath.
Siding:
-Clean modern flat siding. Larger panel
Roof:
-Slopes on one side only. Lean-to on top. Sides of main level are straight.
-Would like to be able to stand-up in half of the loft. This is where stairs or ladder is.
-Windows in inloft area
-Metal roof to collect rain water for garden
-overhang over entry to keep rain off when someone is at the door.
-Like wood beams & hanging lights
-stainless appliances
-Skylight as long as there is still privacy
Phil’s side:
-would like a greenhouse on that side as it wouldn’t count as part of the house. It would become like an extra lounging area. 4’x22’4″. It should be separate from the house though.
-no low windows, this is the upslope side. There may be 4′ wall against the house.
Ravine side:
-This overlooks the garden. Fairly private area. I envision possibly ceiling to floor windows here. Definitely where we have the living room area.
-Top windows should open
Street side:

Entrance Door (should have overhang for rain)
Utilites:
-Space on exterior for on-demand hot water heater
-No laundry, tenants would use Laundromat
-need to bring gas, water & electric to the house
-need a energy efficient heating solution.
Notes:
-Area is deep in ravine. Shadowed by many trees.
That said, I don’t want it to become too cluttered. Please delete ideas as needed to make the project
Reference Images:
-I like the stairs in one of the reference images
-I like the office nook options in some of the other reference images
-The green house is to give an idea of the outdoor area
-I also like the built-in out door area of the other reference area, although the style should be more modern.
