Key idea for my proposal is to turn this apartment into a VACATION HOME.
Therefore, It will focus on:
1. Big living room, dining area with great view to outside. This area has big balcony.
2. A spacious master bedroom for leisure purpose as its name vacation home. The master bedroom has walk in closet, master bathroom and sleeping area. It has its own private bancony for outdoor leisure (coffee, smoking ect.) when you don't need to go out the bedroom.
Master bathroom has 6 pieces layout (double sinks, bathtub, toilet, bidet and stand-bath)
3. Other spaces as your requiement, like working room (with sofa bed), second bedroom (with pullout bed), these two rooms have window; second toilet outside and laudry area.
4. We have small foyer for more private and warm-welcome before entering the house.
Space usage is maximised as much as possible, but keep the structure of modification simple as we keep the wall structure at the previous corridor.
The parquet at three rooms in the south is kept as your wish to reduce the cost.
I have added option 2 for comparison. If you somehow accept smaller area for laundry (the washing machine is put in closet), I would propose this option as it has larger kitchen (I feel the the kitchen in primary option is a bit short), the walk in closet for master bedroom is bigger too.
