Briefing

ITALIANO
CERCANDO DI RIDURRE AL MINIMO LE DEMOLIZIONI DELLA LA MURATURA ESISTENTE, si desira realizzare 3/4 unità immobiliari da locare autonomamente ed in modo indipendente, con la caratteristica di potere essere modularmente aggregate così da potere accogliere, ove richiesto, ospiti/famiglie più numerose. Ogni unità deve essere funzionalmente autonoma e dotata di tutti i servizi e accessori necessari (soggiorno/mini cucina, comodo contenimento, lavatrice,asciugatrice, etc...). Ogni unità dovrà garantire almeno un bagno, una camera da letto, un soggiorno/living con divano letto/cunina anche a scomparsa, garantendo uno spazio minimo e funzionale per un single, una coppia, una famiglia(divano letto o seconda camera da letto). La modularità/possibilità di aggregazione, dovrà garantire la possibilità di locare gli ambienti tipo suite/bilocale attrezzato per brevi soggiorni, ovvero, anche aggregando uno o più degli altri ambienti realizzati la possibilità di offrire un ambiente piccolo/medio/grande (a secondo delle esigenze del momento), anche per periodi di locazione medio /lunghi (settimane/mesi/anni). Unitamente alla planimetria in pdf dello stato di fatto, sono state allegate delle foro di una planimetria che costituisce una buona ipotesi (zona I, II e III), nella quale l''ambiente II e III sarebbero integrabili con l'ipotesi di apertura, rimodulazione dove segnata! La buona ipotesi qui rappresentata prevede due unità con cucina abitabile e spaziosa (zona I e II) ed un'altra (zonaI) con una cucina piccola/di supporto, che nell'ipotesi di integrazione tra zone (II+III) potrebbe scomparire.
SI SEGNALA:
Il file in pdf con la numerazione ambienti riporta lo stato di fatto attuale che più o meno è riconducibile al file (#11 in dwg). Nel file #14bis (in dwg) sono riportati degli aggiornamenti alla pianta non ancora eseguiti, tuttavia è stato inserito solo per dare evidenza di alcuni pilastri non segnati nella precedente versione (ovvero #11).
La foto della copertina è un render ipotizzato per l'ingresso "zona comune" (ambiente 1 - delimitato in verde/prospettiva da ingresso principale), che in un certo senso è idealmente rappresentativo dello stile minimalista che si vuole dare alla struttura.
Si richiede pertanto un impatto moderno e minimalista con tocchi di colore delimitati a piccoli spazi e/o pareti al solo fine di personalizzare l'ambiente, richiamando magari un unico filo conduttore che contraddistingue tutta la struttura. Sono anche gradite ipotesi di sanitari e doccia separate dai lavelli (magari a vista od in ambienti diversi). L'ipotesi di ambienti collegati con divisori/grandi porte scorrevoli, l'imortante resta sempre in questo caso il contenimento dei costi.
ARREDI:
è gradito uno stile assolutamente minimalista, con la possibilità di inerire negli appositi spazi di contenimento/cucine moduli standard IKEA, o anche, ove possibile trovare soluzioni economiche dei moduli salvaspazio che prevedano apertura/trasformazioni tipo divano-letto, pareti-letto, librerie-letto nelle zone living. Così da permettere all'occorrenza di trasformare ambienti living in ambiente notte.
Si prediliggono colori neutri o morbidi (sabbia/tortora/verde oliva) e lastre molto grandi nei bagni (con possibile eccezione di paretine o di zone da dedicare a mattonelle 10x10 od altro, anche patchwork) per personalizzare un po' il contesto

ENGLISH
IN ORDER TO REDUCE THE DEMOLITION OF EXISTING BRICK WALLS, we plan to build 3/4 housing units each to be rent autonomously and fully self-contained but the units could be assembled so having the opportunity, whenever necessary, to become suitable for guests or large families.
Each unit must be fully self-contained having all its own facilities (living room/kitchnette, washer, dryer...).
Each unit will contain at least a bathroom, a bedroom, a living room with a sofa bed/ rollaway kitchen thus ensuring an ideal space suitable for individuals, a couple or a family (sofa bed or second bedroom).
Modular architecture/ the possibility to assemble modules adapting them to accomodate changing customer demands will grant the opportunity to rent the rooms like suite/two-roomed flat fully equipped for short stay or assembling one or more rooms offering a small/medium or big environment (according to the request) even for mid/long term stays (weeks, months or years).
Together with the site plan of the existing condition as pdf we have enclosed some pictures of a site plan representing a good solution (zone I,II,III) where the environments (II, III) could be assembled to the opening purpose, possibility to adapt modules where it is indicated.
The good proposal here indicated shows two units with large kitchen (zone I,II) and another one (zone I) with a small kitchen that, developing the concept to assemble the zones (II,III) could disappear.
The pdf format of the file showing the numbering of the locals illustrates the existing condition that, more or less, is referable to the file (#11 dgw).
In the file named 14 bis (dgw) are shown some upgrades to the plan that haven’t been yet ececuted but it has been included to give evidence of some pillars that are not signed in the previous version (#11).
The cover image is a supposed rendering that referring to the entrance “shared area” (local 1- delimited using green color/ perspective from the main entrance) that immediately shows the minimalist style we want to use.
Modern and minimalist design is required using splashes of color limited to small places and/or walls aiming at personalizing the rooms.
Proposals of sanitary ware and showers separated from the sinks (in the room or in separate room) are enjoied.
The proposal of rooms connected with dividing walls or big sliding doors, the aim is to reduce the costs.
FURNITURE
A minimalist style is required with the possibility to add in the proper spaces/ kitchen IKEA standard modules or also, where possibile, to find out cost effective solutions using space-saving furniture like sofa bed, wall bed, library wall bed in the living areas thus transforming living areas into bedrooms.
We favour the use of warm neutral colors (beige sand, dove-grey and olive green colors) and big slabs in the bathrooms ( except small walls or spaces where to use 10x10 tiles even patchwork ones) to personalize the rooms
