The site has been carefully analyzed keeping the existing building as it is. We have studied 2 main options for two different types of facilities. Given the location of the site we made a study for a retail place and for an events hall. The building is suitable for both as it has the advantage of being free of pillars and having a nice height. A retail space would be a good business if the building would have two floors so if it could gain in height. Given the large area of the yard , it could easily accommodate round 60 vehicles including a separate driveway for loading and storage area in such way that the building would have a main access for visitors and a secondary access for staff. The second option is to have a small events hall which can easily offer a large dancing space if the tables are removed but could also host a summer terrace/ restaurant venue with a garden space or a pool area (maybe the terrace could also be enclosed with a light structure for the colder season to enlarge the indoor space) . The kitchen is now designed to match the capacity of the interior space but this kind of venue would probably be a good business in the nice surroundings to host local events or weddings, maybe including also sport facilities like tennis because the parking area is already very generous. The facade would need refurbishment but the construction works for both options are pretty minimal.
