Briefing

Hello everyone and thank you for participating in this context.
The Villa is located in Siracusa, Sicily, Italy. In a reserve area called Plemmirio.
The Villa is on a rock facing the sea with private direct access to the sea.
It was built in the '70s, and projected such that each room had a sea view. It has been kept relatively well but it is in need of love and full renovation inside and outside so to express its full potential.
My objective is so rent it for short stay through Villa specialist, and of course to use is sometimes. For this purpose it is key for the villa to look very beautiful and have many bedrooms and as similar as possible.

The Villa was well projected with the purpose of allowing each room to have a sea view. It was projected on may levels as it is sitting on a rock therefore with the view of making as less digging as possible. Current restrictions do not allow for full changes, but intervention to enhance the estetic and layout. Given the proximity by the sea, no new contractions can be done but enhancement is allowed, as it is under Vincolo di Tutela 1 the area up to 150m from the sea.

Outside: I needs a full re-desing and enhancement of the spaces, with maybe a little change of the shapes, less pointy. Key woudl be to reduce the levels as much as possible so to allow more comfort in moving from one area to the other. A the moment lots of steps and levels also outside. As indicated in the file “Concessione Edilizia 1967”, where I put some notes of what I would like to change, it needs: 1. A courtyard to make the space more cozy maybe with some water as in the original project. 2. A Pool which can be fitted in the area highlighted as further that it falls under the Vincolo di Tutela 1 (see also file Geoportale Regione Siciliana). 3. Mae the windows much bigger so to gain light. The pool are being under the balcony needs some thought out to echance the space and also to allow access from the villa to the sea, as at they moment that area serve as passage.

Inside: I believe it needs a full re-design so to make space for more beedrooms and more comfortable space and allow more lights to come in, as at the moment feels constrained and lots of walls. Some notes were added in the “Concessione Edilizia 1967”. Ideally woudl like to have a bigger living area, closing the balcony with a high window and trying to merge the living area with the current dining area. They are on different levels but some idea needs to be thought out. Also at the moment the stair case takes ca. 1/3 of the house and needs to be reduced. The current kitchen area an veranda needs to be maybe converted in the main bedroom, so to have a night area and living area.

I like the modern minimalist style. Being by the sea I picture something light and fresh, sort of yacht feeling. However I would like also to have and conserve some Sicilian character.

Given the space, the budget I am considering is around EUR700k
