We turned our attention to the kitchen and bathrooms as you wished, and tried to find adequate furniture for the living areas.
The kitchen layout has been changed considerably, we made it a wider L shape, more open for air and walking.
The moment you enter the kitchen you have 2 empty contertops for putting down groceries when you enter.
Under the countertop is space for a few pots or pans. Next comes the large double door fridge, but if you can suffice with a single door fridge, you can expand the cabinet space. After the fridge is the washbasin and both beside it and on the
kitchen island opposite of it is enough countertop space for meal preparation and underneath all of that
is more space for various supplies and cutlery. The space under the window is reserved for the cooktop
which may be part of a stove or range, but can also be integrated into a cabinet, this way water and electricity
are far apart enough, and yet they both surround the space for preparing meals, safe and practical.
At the end of our L shaped kitchen is a pillar with two ovens and a storage cabinet for glasses and cups.
Between the cooktop and ovens is another cabinet with free countertop space to make cooking meals easier and more practical.
The kitchen island is there to make better use of the space, hold more supplies and can act as a table for
morning coffee, when you place two chairs. The dining area stayed in its place, as this is the logical
place. This way you now have 2 channels for communicating within the kitchen, and the space is more open
and appears larger. The cabinets are gray, but if you prefer white, you can get them too, the white ones are actually cheaper (the gray ones are arround 200$ and the white ones are 100$), the countertops white, because these colours go well with the wooden table and elements in the kitchen which are mostly metal and wood, sometimes ceramic.
The bathrooms have been renovated, the predominant colour is white, symbolizing the cleanliness, and a bit of red we
put there for contrast with ceramic tiles. The Master bathroom has a shower, and the other one has a bath tub
as it already is, at the end, using the space to the max. The space behind the door(when opened) can be used either for tall cabinets and storage, or for plants, which can grow, because both bathrooms have windows.
We concentrated mostly on the furniture, because you said that almost all walls are bearing and cannot be moved.
So we placed large sofa with space for 5-6 persons with a coffee table and 2 armchairs with a side table between
in the corner we placed a desk for a laptop or computer, but this space can be used for a TV or even more bookcases if you have a lot of books. All walls have bookcases, and yet there remains enough space for walking arround.
We saw that there is no wall between the Den and the Kitchen/Dining area, and that you have a railing between them, so we suggest you change the railing into a glass one, with glass panels the room will appear larger and lighter, or even place a bookshelf instead. A bookcase would effectively divide the two rooms and give more space for storage. Because of the space available between the step and the wall we could only place a 3 seat sofa in the den.
We suggested both a large and a small entertainment area/credenza for the TV, they both come arround the same price.
The large one offers more space for various books,toys and ornaments. The small one is more elegant and offers decent space for storage purposes, and leaves more space
on the sides, where you can place plants or bookshelves. The table we chose for this part of the house is a simple IKEA sollution with a large top and another panel underneath with enough space for a few boxes.
In the garage we placed storage and tall lamps on either sides, so it can also be used as a workshop or tool shed.
In the master bedroom we found enough space for a queen size bed, as it needs less space for storage in the room, because of the built in closet. The closet can be organized in many ways, both with bought furniture and with custom carpentry.
Besides the bed you can also place a computer desk and a few plants.
The kids bedroom can provide better storage with a low chest(or several chests that can be stacked) and modular shelves on the walls(the EKET shelves in the catalog)
with little change.
In the study we placed the furniture in symmetry with the entry door, so you have identical furniture in both halves: A computer desk and chair and a few shelves
(wall based or floor based, whichever suits you better) if you don't need floor shelves, you can place a sofa opposite the door and wall shelves above it, so it can be
used for reading and studying, as well as working and playing.
The kitchen would cost arround 10 000$ complete with fridge, stove, pillar with ovens, as we took the more expensive BODBYN gray doors into consideration, but if you
keep some appliances and go with the cheaper(but not weaker in quality) white doors, you can probably get a brand new kitchen for arround 5000$
You can see all the furniture and furnishes prices and sites on the catalogues, but our estimates are that it will all cost under 40000$, and even less if you choose
not to replace some pieces which may be in good shape
+Depending on where you are located, you can get a discount on IKEA furniture which can lower the overall price considerably.
We didn't have time to calculate the total covering surface for all the tiles, and didn't know whether you wish to keep or replace them, but we gave you some examples of quality tiles, if you choose to replace them.
