The apartment is on the first floor of a building from the 70s, that is only 20 meters from the beach. The floor area is 165 sq m, plus the terrace and the balconies.
The goal is to split the property in several apartments, in a way to make the most of the views with balconies/terraces facing the beach; and at the same time, reduce the area of the hallway in each single apartment.
As you can see in the floor plan, the balconies and terraces must remain integrate.
We need a total renovation, since the the property was built to be used as a hotel/residence.
On the floor plan you can see the pillars and main columns that must not be modified.
The only entrance is the one that is pointed out on the floor plan.
The restrictions that need to be respected are the following:
– The floor area of each single apartment must be at least 50 sq m. In other words, the average floor area of the all the apartments built in the property should be at least 50 sq m.
– Single bedroom must be at least 9 sq m
– Master bedroom must be at least 14 sq m
– Living room must be at least 17 sq m
– Bathroom must be at least 4 sq m
The goal is to create 2 two-room apartments and 1 three-room apartment, with 2 bathrooms and a double view.
We’re looking for a modern design that favors the function of a holiday house on the beach.
