come si vede dalle tavole, ho scelto il servizio di AFFITTACAMERE in quanto permette la realizzazione di più camere senza il bisogno della sala colazione, può affittare tutto l'anno senza periodi di interruzione; la normativa per questo genere di attività è più restrittiva rispetto al semplice B&B, non solo per le norme tecniche rispettate da questo progetto.
Il progetto è stato sviluppato per OTTENERE IL MASSIMO NUMERO DI CAMERE (6 camere x 12 ospiti) rispettando i limiti di superficie e prevedendo il rispetto della legge n13 dell'89 sull'abbattimento delle BARRIERE ARCHITETTONICHE: le stanze risultano accessibili con aree di manovra 1,5x1,5m all'interno di ogni camera, solo i sanitari e l'arredo bagno all'occorrenza richiederanno un adeguamento/sostituzione con servizi specifici per persone diversamente abili (senza modifiche sulle pareti in cartongesso)...le camere sono comunque ACCESSIBILI.
Le camere sono distribuite in modo da ESSERE COMBINATE fra loro, nella combinazione semplice avrà 3 singole che possono DIVENTARE DOPPIE e 3 matrimoniali; se combinate, 2 matrimoniali e 2 singole/doppie possono essere unite da un disimpegno per accogliere una FAMIGLIA da 3 a 4 componenti.
Il corridoio esistente è stato mantenuto. Il MURO PORTANTE CENTRALE (di spina) non è stato toccato, anche le porte sono state mantenute: aprire una nuova porta su un muro portante è molto costoso. I divisori esistenti sono invece stati in buona parte abbattuti per la realizzazione di pareti in CARTONGESSO (costo da cantiere "semplice" da 45,00 euro/mq).
I BAGNI sono stati posizionati o verso il corridoio o a diretto contatto con i disimpegni per limitare LE SPESE DI IMPIANTI.
2 bagni hanno luce e aereazione diretta con le due finestre esistenti che danno sul cortile, le altre dovranno avere la aereazione artificiale con tiraggio forzato.
Gli ARREDI sono presi da ditte che si occupano proprio di strutture ricettive. Gli arredi proposti nella tavola 2 li ho già visti di persona in alcuni alberghi...sono minimal/moderni, funzionali e resistenti; se sceglie le tonalità scure come ho proposto, penserei a tonalità molto chiare per pavimenti e soffitti, che abbiano un buon contrasto con l'arredo, in ultimo un tocco deciso di colore che potrebbero essere dei quadri astratti sulle pareti o le sedie colorate che ho inserito nella sua lista spesa.

as seen from the tables, I chose the service of RENT ROOMS, it allows the construction of more rooms without the breakfast room, can rent all year without outages; The legislation for this kind of activity is more restrictive than the simple B & B, not only for the technical standards met by this project.
The project was developed to GET THE MOST NUMBER OF ROOM (6 x 12 guest rooms) within the limits of the surface and providing law enforcement n13/89 architectural barriers: the rooms are accessible with maneuvering areas 1,5x1,5m within each room, only the sanitary and bathroom furniture if necessary will require an adjustment / replacement services for disabled persons (without modification on plasterboard walls) ... the rooms are ACCESSIBLE .
The rooms are spread so BE COMBINED each other, in the simple combination will have 3 singles which can BECOME DOUBLE and 3 doubles; when combined, 2 double and 2 single / double rooms can be connected by a hallway to accommodate a FAMILY 3 to 4 components.
The existing hallway has been maintained. The CENTRAL STRUCTURAL WALL has not been touched, even the doors have been retained: open a new door of a bearing wall is very expensive. The dividers existing have instead been largely cut down for the construction of walls in plasterboard (cost construction "simple" from 45,00 €/mq).
The BATHROOMS have been placed or to the hallway or in direct contact with the hallway, to limit COSTS OF PLANTS.
2 bathrooms have direct light and ventilation with the two existing windows facing the street, the other will have the artificial ventilation with forced draft.
The FURNISHINGS are taken from companies that deal just accommodation. The furniture proposed in Table 2 I've seen them in person in some hotels ... are minimal / modern, functional and durable; if you choose dark shades as I proposed, I would think in very clear tones for floors and ceilings, which have a good contrast with the furniture, in the end a definite touch of color that may be abstract paintings on the walls or the colorful chairs I inserted in his shopping list.
