The current state of the apartment is the one shown on the attached DWG file, where there are 2 bathrooms (one on each floor), a room fitted to be a kitchen, a pillar (which is not bearing) containing all technical and drain/plumbing pipes,and a staircase.
The apartment is brand new, it has never been inhabited, therefore the WHOLE place needs to be designed and redecorated/refinished (so please do not consider the bathrooms as fixed, neither the kitchen in the position it currently appears).
Our ESSENTIAL requests are:
-ground floor: living area, 1 bathroom with a bath tub, open space kitchen (last image rendering) (on the sitting room), repository & laundry room/area (washing machine + dryer);
-first floor: 1 bathroom with a shower (minimum size 80 x 120 centimeters), 2 bedrooms (one double bedroom and one bedroom for a kid…teen-ager to be!), each one with its own wardrobe space. The first floor has an internal height of 2,20 meters in the lowest point (north side, 12 square meters bedroom in the project), going up till 2,80 meters in the highest point (south side, double bedroom);
-we do NOT want the bathroom en suite for any of the 2 bedrooms (it must be outside both of them).
Our DESIRABLE requests are:
-one office/study room or area;
-to exploit the terrace in the best possible way.
IMPORTANT aspects:
-we may as well consider the possibility to move the staircase, by cutting part of the first floor base;
-we may as well consider the possibility to move the pillar, if feasible (we will attach the layout with the technical details).
