Dear client, after analyzing and studding your apartment ,taking into account the request you have made, i have come to the following project solution, were optimization of space, and simple modern minimalistic architecture is the key. The orientation is spectacular and therefore light will play a substantial role in the project.
DEMOLITION AND CONSTRUCTION:
Walls painted red should be demolished as well as the false ceiling in the Livingroom to make the place higher and this will help create a bigger space sensation.
ENTRANCE:
Front desk with mirror and shoe rack.
LIVING/KITCHEN:
As the main space of the house this is the biggest and brightest room. New sliding door/windows make the interior connect with the terrace and fill the apartment of light. The floor was replaced for a polished concrete one , and outside concrete slabs created by a technical floor which allows water to drain below was created. The Kitchen is integrated with the living creating a single space featured with a terrazzo island. Kitchen white lacquered cabinets and doors make their way outside and also connect the terrace and together with the floor help integrate both spaces. There are two options i made, one with a pantry and another one with a laundry, of course you can combine both designs and pick the things you like the most of each one. Viewing the space from outside we can see a floor to roof maple plywood panel wall that also connects both living and kitchen with the bedrooms. I made an option with a dining table inside that has plush or wheels in order to be moved easily and add more chairs if necessary (extra chairs can be stored in pantry) or just stay were it is for everyday two people use. I chose another B&B sofa, the Dock model. In front of the sofa there is the Tv and a bioethanol fireplace followed by drawers.
ROOM: Before you enter the main bedroom you encounter yourself with a big walk in closet that then leads you to the bedroom. The bedroom is a simple and comfortable space .
BATHROOM:
First thing you see is a big stone walk in shower . With a long board from wall to wall were sinks are placed, this element also helps in making the sensation of a bigger space , as well as the mirror . Walls were painted with epoxy white paint to last for years. ( epoxy paint is what boats are painted with to resist water) .The quartz table inside the shower has holes to let water flow and fall to the shower tray and is very comfortable to leave shampoo, soap and anything you want .
SECOND ROOM/STUDIO:
This room has a table for studying or working and a bed for guests and drawers.
TOILETTE:
I made an option with a shower that does not connect with the bedroom, and another one that does connect but lacks the shower, either way a bathtub or a jacuzzi could be viable in both options.
TERRACE:
The terrace is a a really sunny place and therefore a bioclimatic pergola is a really great option, an outdoor Radiant Infrared Heaters system would also be very useful during winter time. The continuity of the kitchen cabinets outside are made of white painted metal. There is also a barbeque with an air extractor (same as the one on top of the inside cooker).The pool is on the spot were sun will hit during most time of the day. There is also a small living area next to the pool to chill.
