La proposta progettuale cerca di esaudire le richieste del cliente.
Il primo obiettivo che si è cercato di perseguire è quello della trasformabilità ed adattabilità degli spazi alle esigenze presenti e future della famiglia, come per altro espressamente richiesto nel contest.
Per questo motivo ho pensato ad un progetto sviluppato in tre fasi differenti.
La prima fase si concentra sul nucleo “storico” della casa. Il fabbricato originale sarà oggetto di adeguamento termico con l’applicazione di un cappotto esterno e con l’isolamento termico della copertura esistente. In più verranno predisposti gli impianti per due appartamenti differenti.
In questa prima fase il fabbricato verrà trattato come un unico appartamento, con la zona living al piano terra e la zona notte con tre camere e un bagno al primo piano.
Inoltre verrà apportato un restyling all’esterno dell’edificio con l’alternanza di parti intonacate e parti con rivestimento in pietra. Le aperture vetrate, a taglio termico, saranno a nastro, richiamando l’architettura americana degli anni ’50.
Nella seconda fase si provvederà alla suddivisione del fabbricato storico in due nuclei separati, con il primo piano che sarà adibito a secondo appartamento da affittare o utilizzare come B&B.
Ad esso si accederà attraverso l’ingresso sul lato di via Giusti.
L’appartamento familiare si svilupperà interamente al piano terra e si estenderà fino all’attuale box che verrà riqualificato a livello termico ed estetico.
Il box consentirà l’accesso esclusivo all’appartamento attraverso un nuovo ingresso privato e conterrà altresì un bagno, uno spazio lavanderia, adattabile anche come area fitness, più un posto auto.
Inoltre verrà rivalutato l’enorme disimpegno attualmente esistente; infatti sarà trasformato in un corridoio funzionale con armadi a muro.
La copertura dell’attuale box verrà adeguata termicamente e si trasformerà in un grande terrazzo a servizio dell’appartamento del primo piano.
La terza ed ultima fase progettuale si concentrerà, infine, sulla trasformazione dell’ex laboratorio di falegnameria.
La vecchia costruzione verrà sostituita da un fabbricato avente lo stesso volume del precedente, con prospetto interamente vetrato e una struttura mista in cemento armato (muro perimetrale), colonne e travi d’acciaio che sorreggeranno la copertura metallica.
Nello stesso potrà essere ricavato un ulteriore appartamento utilizzabile dai figli o da affittare.
L’architettura di questo nuovo spazio è stata studiata ricordando le ville dei grandi maestri dell’architettura americana come R. Neutra e C. Ellwood.
Si otterrà un grande open space con dei box in legno (contenenti la camera e i servizi), al di sopra dei quali avremo un piccolo loft utilizzabile come area studio oppure area gioco per i piccoli.


The proposal project tries to meet the customer’s needs.
The first objective that I tried to pursue is the transformation and adaptation of spaces to the present and the future needs of the family, as explicity requested in the contest.
For this reason I divided the project into three phases.
The first phase focuses on the “historical” core of the house.
The original building will be thermally adapted by the application of an external insulation around the brickwork and through the thermal insulation of the existing clothing.
Moreover, the systems will be set up for two separate apartments.
In the first phase, the apartment will be treated as a single one, with living area on the ground floor and the sleeping area with three bedrooms and a bathroom on the first floor.
Then, a restyling will be carried out outside the building, by the application of troweled and stone cladding walls. Ribbon windows will be placed with a reference to American architecture of the 50s.
In the second phase there will be a suddivision of the historical building into two separate units, and the first floor will be used as second apartment to be rented or to be used as B&B.
It will be accessible through the entrance on via Giusti side.
The family apartment will develop entirely on the ground floor and will extend until the current box that will be rehabilitated thermally and aesthetically.
The current box will allow an exclusive access to the apartment through a new private entrance.
The box will have a second bathroom, a laundry space, suitable also as fitness area, and a parking space.
Then the large area in the box will be revalued and transformated into a functional corridor with fitted wardrobes.
The box roofing will be thermally adjusted and will turn into a large terrace which will serve the first floor apartment.
Finally, the third and last phase of the project, will focus on the transformation of the former carpentry workshop.
The old building will be replaced by a construction of the same volume as the previous one, with an entirely glazed façade, a mixed structure in reinforced concrete (perimeter wall), and columns and steel beams that will support the metal coverage.
In this new construction it will be possible to get an additional apartment which can be used by sons or rented.
The architecture of this new space has been studied recalling the villas of the great masters of American architecture like R. Neutra and C. Ellwood.
We will get a large open space with wooden boxes (containing the room end services) above which we have a small loft used as study area or play area for children.
