Apartment on the first floor of a house built in the early 60’s. It has marble floors and tiles in the kitchen. Walls and windows are in a good condition.
We would like to restructure the kitchen, dining room and living room,
maintaining unchanged the bedrooms and the bad.
The main things to change are:
1.the marble floor must be covered with a wooden one.
2.the fireplace needs to be redone.
3.new kitchen.
4.optimizing spaces + furniture
1.The marble floor should be covered with wood, preferably with an old one to be placed in the kitchen, dining room, living room and even in the hallway. Eventually, you can use the same wood to recover a wall in the living room.
2.The actual fireplace will be demolished. We’d like a fireplace with a large opening at low level. Please no aquarium or flat-screen-style fireplaces. (See photo). The current one is a partition between the living room and dining room, but the new one can be moved considerating the position of the chimney.
3.At the present the kitchen is separated from the rest and has a dinning table. We would like to remove the table from the kitchen and instead obtain a dispensation room building a dry wall and closing the actual door to the hallway. Eliminate as much as possible of the inner wall, and then connect the kitchen with the current dining area. The water and gas pipes are on the inner wall near the window looking to the west then in this area should be positioned the sink and possible gas hob (alternatively an electric one).
In the other corner of the west window there is a chimney, you can reuse it with a wood hub or oven, but it is not essential.
We like the tile walls (see photo), and a mix of rustic and modern style. There must be: a dishwasher, an oven (preferably above) and a refrigerator perhaps with separate freezer.
4.The dining area should have a table for 6 people, with chairs or benches, and a sideboard for the dishes.
And finally the living room should have place for a sofa, at least one chair, TV on a wall and a library. It would be nice to see from the couch the TV and also the fireplace. The 95cm door has already been previously walled up and the only door into the corridor should be replaced by a sliding door.
Other informations:
Under each window, excluding the french doors of the living room there is a heater.
Currently the walls are white, we would like they were colored, perhaps with pastel colors.
The height of the walls is of 2.66 m.
The door from the dining room from the corridor is 90 cm wide and 2.10 m high.
The other windows have a height of 1.35 m.

The apartment will be used as a second home so we would not spend an exaggerated ammount (max. 30,000 eur). We are willing to accept changes than what is written.
