Description

The project proposal focuses on reimagining and remodeling a ground floor area, in order to host a real estate agency with a welcoming and elegant design approach, as well as a functional and fluid internal configuration.

The design aims to create distinct spaces for employees and visitors, whilst being minimal in terms of interventions and additions of new partitions. The public area is placed towards the front and right side of the floor layout. The main entrance leads to an area for hosting and communicating with the public. This area extends with an open lounge area (with a motorcycle display) towards the outdoor green area, which can be accessed from the outside, creating an additional entrance to the space. The reception desk is connected to a display area, which is visible from the outside. The smart station is located in the proximity of the reception and has an adjoined open kids area. The director’s office is enclosed by 2 partition walls and 2 glass walls. The office is accessed from the reception area and it consists of a desk area and a seating/lounge area. A storage room and a toilet for visitors are located on the back side of the space.

The zone allocated for employees occupies the left side of the layout and contains an open desk area for 3 people, a glass-enclosed meeting room with a capacity of hosting 8 persons at a time, a kitchenette, a storage room and a private bathroom for employees only.

The outside area includes 2 parking spots, 2 outdoor seating benches with plants and a green space/terrace connected to the main ground floor. This space can be designed to either be open (as in the 3D proposal), semi-open with a roof on top or completely enclosed, according to the client's future wishes.

In terms of materiality, the design intention is to use a combination of stone, ceramics, wood and exposed concrete finishes, with earth tones and neutral chromatics that would be highlighted by the natural and artificial lighting.

In conclusion, the design aims to be simple and non-intrusive, with an open plan strategy and lightweight partition walls to outline the private areas (meeting room and director’s office). The result consists of a space that is both operational and aesthetic.
