Aesthetic requalification of a commercial building – Tertiary

The goal of the contest resides in the requalification of the facades of the commercial building located in Bellusco, corso Alpi, 23 (Italy, Province of Monza e Brianza).
The commercial structure has its main access from the provincial road called Corso Alpi and is located at the extreme limit of the town’s buildings, and has a large square with small flowerbed lawns.
The fronts are “massive” and totally devoid of any architectural personality, due to the “disorganized” insertion of the openings and the façade cladding in granulated white Carrara marble, that “flattens” everything.
Currently, the structure houses two medium-sized sales structure: a Carrefour store and a household items bazaar.
Those who pass along the provincial road have the sensation of being in front of a large artisan warehouse rather than a lively commercial building.
Therefore, the design proposals must aim to make the facades of the building more appealing, more suited to a retail business, and be able to standardize the structure by giving it a new identity that is “unique”, clear and easily recognizable.
All this without completely altering the façade; it is necessary to bring an enrichment, possibly through the use of color, to the current front of granulated white marble, without hiding it. It is also possible to provide a covering which is not adherent but detached from the wall, possibly creating light effects though a backlit new coating.
The project must be designed as follows:
- Phase 1: by intervening mainly on the NORTH and WEST faces, that is, those that are seen the most from the provincial road and where the entrances to the shops are, and with small architectural details that are repeated on the other façades to create continuity;
- Phase 2: by intervening on all fronts of the building;
The project must NOT include the use of the following materials:
- Wood, of any essence, as it is perishable and subject to maintenance;
- Wood-derived materials (chipboards, plywood, etc).
The project must NOT include:
- The adding of any new volumes;
- The painting of the granulated white Carrara marble prefabricated panel;
- The opening of any new doors, front doors and windows on the façade;
- A different arrangement of access to stores.
The project CAN include:
- Coatings of any kind (with the exception of those perishable by nature), as long as they are inexpensive and durable;
- The insertion of vertical green on the façade, only if necessary;
- The addition/arrangement of entrance platform roofs;

We leave complete freedom to devise the new façade design without imposing any particular taste, finish or material, as long as the choices fall on easily reproducible solutions with a maintenance score equal to “0”, and that can be dismantled, if necessary, without altering the current prospects.

RIQUALIFICAZIONE ESTETICA EDIFICIO COMMERCIALE - TERZIARIO

Il contest ha come oggetto la riqualificazione delle facciate dell’edificio commerciale sito in Bellusco, corso Alpi 23 (Italia, Provincia di Monza e della Brianza).
La struttura commerciale ha accesso principale dalla strada provinciale denominata corso Alpi e si posiziona al limite estremo dell’edificato del paese, e dispone di un grande piazzale con piccole aiuole a verde.
I fronti sono “massicci” e totalmente privi di personalità architettonica, a causa dell’inserimento “disordinato” delle aperture e del rivestimento di facciata in graniglia di marmo bianco di Carrara che “appiattisce” il tutto.
Attualmente la struttura ospita due medie strutture di vendita: un negozio Carrefour e un Bazar di articoli per la casa.
Chi passa lungo la strada provinciale ha la sensazione di trovarsi di fronte ad un grosso magazzino artigianale piuttosto che ad una vivace struttura commerciale.

Quindi le proposte progettuali devono rendere i fronti dell’edificio accattivanti, più consoni ad un’attività commerciale al dettaglio, ovvero riuscire a uniformare il manufatto conferendogli una nuova identità che sia “unica”, chiara e facilmente riconoscibile.
Tutto ciò senza alterare completamente la facciata; bisogna apportare un arricchimento, possibilmente con colore, all’attuale fronte in graniglia di marmo bianco, senza quindi nasconderlo. Si può anche prevedere un rivestimento che non aderisca alla parete ma staccato, eventualmente andando così a prevedere degli effetti di luce mediante retroilluminazione del nuovo rivestimento.

Il progetto deve essere pensato:
- Fase 1 intervenendo principalmente sui fronti NORD ed OVEST, ovvero quelli che si vedono maggiormente passando la strada provinciale ed in cui insistono gli ingressi dei negozi, e con piccoli dettagli architettonici che si ripetano sugli altri fronti per creare continuità;
- Fase 2 intervenendo su tutti i fronti dell’edificio.
Il progetto NON deve usare i seguenti materiali:
- Legno, di qualsiasi essenza, ovvero materiali deperibili e soggetti a manutenzione;
- Materiali derivanti dal legno (truciolati, compensati, ecc…).
Il progetto NON deve prevedere:
- L’aggiunta di nuovi volumi;
- La pitturazione del pannello prefabbricato in graniglia di marmo bianco di Carrara;
- L’apertura di nuove porte, portoni e finestre in facciata;
- Una diversa disposizione degli accessi ai negozi.
Il progetto PUO’ prevedere:
- Rivestimenti di qualsiasi genere (ad esclusione di quelli per loro natura deperibili), purché economici e durevoli nel tempo;
- L’inserimento di verde verticale in facciata, solo se necessario;
- L’aggiunta/sistemazione delle pensiline di ingresso;

Lasciamo la completa libertà di pensare al nuovo disegno di facciata senza imporre un particolare gusto, finitura o materiale, purché le scelte ricadano su soluzioni facilmente riproducibili e con una manutenzione pari a “0”, e che possano all’occorrenza essere smontate senza che ciò abbia ad alterare i prospetti attuali.
