DESCRIZIONE DELLO STATO ATTUALE

Alleghiamo foto scattate nell’ordine: ingresso, prima stanza sulla destra, seconda stanza, terza stanza (attuale cucina), quarta stanza (in fondo), corridoio e disimpegno, ripostiglio, bagno.

Un appartamento di 60 mq (senza contare i muri) al secondo ed ultimo piano di un piccolo palazzo che si trova a pochi (ripidi) passi dalla stazione di Genova Piazza Principe, in una zona sopraelevata e tranquilla nella quale si respira l’atmosfera di campagna anche se ci si trova nel centro della città.
Si tratta di una casa dalle forme non regolari (sono pochi gli angoli perfettamente retti). I soffitti sono alti 3,15 m (30 cm in meno sotto i tre travi portanti). L’appartamento ha due balconi (10 mq complessivi), ai quali si accede attraverso porta-finestra. Gode di una vista molto aperta che si estende fino al porto e al mare, ed è piuttosto luminoso. Il lato sul quale si aprono le finestre di tutte le stanze (ad eccezione delle finestre del bagno e del disimpegno) è esposto ad ovest.
L’appartamento si trova al di sotto del tetto, costituito da un’ampia terrazza di circa 70 mq (in comproprietà) che non è oggetto di ristrutturazione.
La strada che sale alla casa nei suoi ultimi 150 metri si stringe fino ad una larghezza di circa 1,5 metri; questo tratto non può quindi essere percorso da auto e motocarri.

INDICAZIONI PER IL PROGETTO

Siamo una giovane coppia alle prese con la nostra prima casa. Che deve essere ristrutturata in modo completo.

Sono possibili cambiamenti radicali. Non ci sono limitazioni architettoniche ad eccezione della colonna portante posta all’ingresso, dei tre travi a soffitto, e della colonna che funge da canna fumaria passante nell’attuale cucina. I muri sono tutti abbattibili; ci sono due piccoli passaggi ad arco che possono essere mantenuti o eliminati (non ci teniamo particolarmente).
Il bagno deve essere rifatto. Così come gli impianti elettrico e termoidraulico. Il punto gas può essere spostato facilmente e la caldaia dovrebbe andare fuori, sul balcone (incassata nel muro).
I pavimenti sono in graniglia nera, ma piuttosto rovinati e diversi l’uno dall’altro nelle diverse stanze (molto diverso quello dell’attuale cucina, che è di un leggero marrone); considerato anche l’abbattimento di qualche tramezza, pensiamo quindi di sovrapporre in tutte le stanze un nuovo pavimento, che ancora non abbiamo scelto e che non sappiamo se e come differenziare per il bagno, ma che vorremmo aiutasse a diffondere la luce e a creare un’atmosfera naturale e non fredda; però non siamo sicuri: lasciateci sapere se in accordo con il vostro progetto pensate che possa essere intelligente mantenere e rinnovare i pavimenti (riparandoli e lucidandoli).
Pensavamo alla realizzazione di un controsoffitto, per ottenere un’illuminazione di carattere moderno (sfruttabile anche per facilitare il passaggio di tubature e cavi, nonchè per migliorare l’isolamento termico).
Devono essere rifatti anche gli infissi; pensavamo che per ricavare più spazio potremmo installare porte a scrigno ovunque possibile (anche porte finestre a scrigno/scorrevoli – se non sono svantaggiose dal punto di vista energetico), che inoltre ci piacciono stilisticamente.

Abbiamo bisogno di progettare tutti gli spazi, ma l’attenzione maggiore deve essere dedicata alla zona living e alla cucina, che dovrebbero essere un unico ambiente open space.
Nel complesso, vorremmo ottenere 1 open space living area con cucina, 2 camere (una camera da letto e una con funzione di studio/camera ospiti),1 bagno e possibilmente una zona lavanderia/ripostiglio (può andar bene anche solo ripostiglio, se si riesce a mettere la lavatrice in bagno: non la vorremmo in cucina).

Io sono un insegnante di scienze naturali, lei una graphic designer. Spendiamo entrambi molto tempo al computer. In generale avremmo quindi bisogno di due punti lavoro: oltre allo studio/camera ospiti vorremmo un secondo angolo studio – dove sia possibile sentirsi in qualche modo appartati e concentrarsi – con una struttura formata da tavolo/i, mensole e cassetti che favorisca l’organizzazione (nell’open space living area o nella camera da letto principale?); abbiamo inoltre bisogno di due librerie, una delle quali piuttosto grande (possibilmente vicino ai punti studio). Vorremmo anche ottenere più spazio possibile per organizzare vestiti, scarpe, cose di ogni tipo (armadi).

Sono benvenute – e ci piacciono molto – tutte le idee che possono migliorare l’uso dello spazio, come armadi a muro, strutturazioni a ponte e su più livelli, pavimenti rialzati per creare ambienti diversi in uno stesso spazio, cassettoni sotto il letto o sotto eventuali gradini, nicchie, scrigni nel soppalco, mensole.

OPEN SPACE LIVING AREA CON CUCINA. È la zona più importante, quella cui dare maggior volume, e quella sulla quale vorremmo concentraste i vostri sforzi creativi. Ci piace passare il tempo con gli amici, cenare insieme. Vorremmo uno spazio nel quale sentirci bene, comodi.
Una cucina con buoni spazi di lavoro che si apre sull’area living “all’americana” e che potrebbe includere un’isola: ci ispirano davvero molto le cucine che hanno isola o penisola, non quelle esclusivamente in linea; un tavolo; un divano il più possibile ampio e confortevole (magari ad L, non bianco per favorire la praticità, con box contenitore e trasformabile in letto); una posizione per uno schermo video medio-grande; il secondo angolo studio? (se non è posizionato nella camera da letto principale).
Possibilmente la zona relax-soggiorno predominante sulla zona cucina.
Preferiremmo che l’ingresso in casa fosse su questa zona living, o comunque entrando vorremmo vedere/percepire/respirare questo spazio; abbiamo provato a ipotizzare l’abbattimento della tramezza tra la prima e la seconda stanza (cambiando la posizione delle altre tramezze, per ridimensionare le camere, e spostando lo scarico delle acque della cucina, operazione complicata dalla presenza della porta-finestra) o in alternativa l’abbattimento della tramezza tra la seconda stanza e l’attuale cucina oltre a quelle che delimitano l’attuale corridoio (con eventuale taglio di un angolo della prima stanza, per aprire l’entrata e creare un passaggio accanto al pilastro), ma in ogni caso non riusciamo a studiare gli spazi, a capire se e come cambiare la posizione di alcune porte, ad organizzare gli arredamenti, a trovare una soluzione per la colonna all’ingresso e la canna fumaria in cucina, a risolvere alcuni punti nei quali i muri creano angoli strani. Inoltre, per utilizzare al massimo lo spazio, vorremmo eliminare il corridoio, o trovare il modo di utilizzarlo (allo stato attuale è un semplice passaggio).

CAMERA DA LETTO PRINCIPALE. Dovrebbe essere calda e accogliente. Letto matrimoniale (letto contenitore o con cassettoni estraibili), armadio molto spazioso e ad ante scorrevoli, forse una cassettiera (ma potrebbe essere compresa nell’armadio), il secondo angolo studio? (se non è posizionato nell’open space living area).
Ci piace guardare qualche film a letto, ma non vorremmo qui un mobile televisore; sarebbe bello trovare una soluzione alternativa, che contemplasse ad esempio uno schermo a parete, l’utilizzo dello schermo computer dell’eventuale punto di lavoro, oppure un proiettore + schermo avvolgibile (http://www.proiettore24.it/it/celexon-rollo-economy-240-x-135-cm.html?gclid=CJvf4Yb7sskCFQ-3GwodzUkJSQ).

STUDIO/CAMERA OSPITI. Una stanza che vogliamo utilizzare come studio ed occasionalmente come camera degli ospiti. Può essere più piccola della camera da letto principale. Pensavamo ad un comodo letto a soppalco sotto il quale organizzare un tavolo da lavoro con mensole e cassetti; ci piacerebbe un bell’accesso al letto, qualcosa come una scala con cassettoni sotto i gradini. Un secondo armadio ad ante scorrevoli, per poter utilizzare questo spazio anche come deposito. Una zona dove potersi sedere comodamente: divano o poltrona o altre soluzioni.

BAGNO. Vorremmo un’ambiente e un’atmosfera che favoriscano il relax. Ampia doccia o vasca/doccia (con parete vetrata); vicino all’eventuale vasca una superficie di appoggio. Largo lavabo. Mobile/i armadio. Forse un unico elemento wc/bidet per salvare spazio?

LAVANDERIA/RIPOSTIGLIO. L’attuale ripostiglio, di fronte al bagno, è molto scomodo e di dimensioni troppo ridotte; vorremmo ricavare qualcosa che sia un poco più grande ed agevolmente utilizzabile come spazio dispensa e deposito, dove poter nascondere la lavatrice, scatole, attrezzi, scope, ecc. Forse anche le scarpe? Se per magia ci fosse spazio per la lavatrice sarebbe l’ideale, altrimenti la lavatrice può essere posizionata in bagno.

ALTRE RICHIESTE. Abbiamo bisogno di una scarpiera non troppo piccola (o comunque di individuare uno spazio apposito) e forse di un mobile di appoggio per l’ingresso.

STILE. Abbiamo caricato diverse immagini per far capire quel che ci piace.
Amiamo gli ambienti aperti che danno luce e respiro, le atmosfere calde e le tinte pastello, la natura e i colori chiari. Amiamo anche la tecnologia e l’organizzazione intelligente degli spazi. Per la nostra casa pensiamo ad un mix tra naturale e moderno: ci piacciono le cose che semplificano la vita, gli oggetti e i materiali pratici (che ad esempio sono facili da pulire), ma anche tutto ciò che ci fa sentire a contatto con la Terra, come i sassi, il legno, le sfumature del bosco. Ci piacciono linee soft, non ovunque squadrate.

ILLUMINAZIONE. Vi saremmo molto grati se voleste aiutarci a ragionare anche sull’impianto luci, dandoci uno schema di base e qualche suggerimento importante.

BUDGET/ARREDAMENTO/MATERIALI. Rispetto al budget abbiamo selezionato le opzioni medie perchè vorremmo realizzare qualcosa di bello ma al tempo stesso vogliamo abbattere le spese al massimo non avendo grandissime disponibilità. Visto l’accesso scomodo alla casa lo smaltimento del materiale di risulta della demolizione e il trasporto dei nuovi materiali può incidere in modo importante: un elemento di cui tenere conto nella riflessione sulle diverse soluzioni.
Per quanto concerne i mobili, non abbiamo nessun problema a scegliere modelli Ikea, purchè si tratti di prodotti belli e validi (tra le immagini di riferimento ve ne sono alcune di cucine che abbiamo visto proprio all’Ikea e che ci sono piaciute). Riguardo agli infissi esterni pensiamo di optare per il PVC (per la maggiore detrazione fiscale), e riguardo ai pavimenti per il gres porcellanato (per il rapporto qualità prezzo), ma non abbiamo analizzato i pro e i contro delle diverse possibilità e desideriamo quindi consigli in merito.

PRESENT CONDITION OF THE APARTMENT

The several blueprints attached below, show the present condition of the house (one is a simple plant, one depicts bearing walls and sections, another one with main measures, another one with detailed measures, and a last one that indicates the position of water, gas and electricity pipes and the exhaust pipe)

Furthermore you can find some photos attached, in the following order: entrance hall, first room on the right, second room on the right, third room on the right (which is currently used as the kitchen), fourth and last room on the right, corridor and hallway, storage room, bathroom.

The house is 60 square meters (not counting the diameters of the walls) and is on the second (and last) floor of a small building near the Porta Principe train station in Genoa, on an elevated section. The neighborhood is really silent and even the house is near the city centre, it feels like being in the countryside.

The shape of the house is irregular, there are few right angles. The ceiling is 3,15 metres high, except for under the three supporting beams, which are only 2,85 metres high.

There are two balconies that together are 10 square meters, with a French window each.

The apartment is really bright, and has a vast view over the harbor. All windows point to the west, except for ones in the bathroom and in the hallway.

The house is just under the roof of the building. On the roof there is a broad terrace (70 square meters) in co-ownership, but that’s not part of this Contest.

The road that reaches the house is only 1,5 meters wide in its last 150 metres, so can’t be ridden by a vehicle.

INDICATION FOR THE PROJECTS

We are a young couple and this is our first house, and we’d like to renovate it completely.
All the walls can be tore down, except for the pillar that is at the entrance, the three supporting beams and the exhaust pipe in the kitchen.
The bathroom has to be completely renovated, as well as the electrical, plumbing and heating system.
At the moment the floor is made of black grit, but it’s rather ruined and it varies from one room to another. Furthermore the existing floor of the kitchen is completely different, light brown. We’d like to tear down some partition walls and to add another floor above the old in all the rooms. We haven’t choosen the type of floor yet and we are not sure about using the same floor for the bathroom. However, we’d like a floor that can draw the light and that can create a natural and warm atmosphere.
We’d like to have a false ceiling, in order to achieve an innovative and contemporary type of lightning. Furthermore the false ceiling can be exploited for the positioning of pipes and cables and to achieve thermal insulation.
All the window fixtures has to be replaced, and we’d like to install casket doors wherever it’s possible, because they are useful and we like them much.

The main focus has to be on the living room and the kitchen, we’d like to have an open space that includes both.

To sum up, we’d like to obtain: an open space (living area + kitchen), two rooms (a bedroom and a study/guest room), a bathroom and if possible, a closet room/laundrette. It is ok to have only the closet room, but only if you’re able to put the washing machine in the bathroom, we really don’t want it in the kitchen.

I’m a science teacher, my girlfriend is a graphic designer. We mostly work on the computer. So, we need two spaces to work: the study and another corner where we can put a large desktop computer. We also need two bookcases (one quite large), both near the work corners.
We also need a shoe rack, or a dedicated space to put shoes, and maybe a piece of furniture at the entrance to store some objects.

We are really open to all ideas that can help us save space, like wall cabinets, recesses, multilevel organization, caskets on the mezzanine, shelves etc.

OPEN SPACE (LIVING AREA + KITCHEN). This is the most important room for us. We enjoy inviting our friends for dinner. We’re looking for a very comfortable room. We’d like
a broad couch, preferably a sofa-bed in L shape. We’d like some room for a large screen, an “american” kitchen with a kitchen island, a table. We’d like to have more room for the living room than for the kitchen, or, at least, we want the living room to be very visible when we enter the house.
In addition, in order to take advantage of all the space, we’d like to eliminate the corridor or to exploit it for a better use (now it is just a passage way).

BEDROOM. We’d love it warm and cozy with a double bed (a bed with a dresses or drawers to store stuff), a very large closet with sliding doors, maybe a dresser (but you can put it in the closet) and the second study (if you don’t put it in the living room).
We like to watch TV in bed, but we wouldn’t like a TV screen here, we’d rather prefer an alternative solution, as to have a screen on the wall with a projector, or a roll-up screen, or to use the PC screen as televisor, if you put the studio here.

STUDY/GUEST ROOM. We want to use this room as a study and occasionally as a guest room. It can be smaller than the main bedroom. We’d like a mezzanine bed with a mezzanine desk underneath with shelves and drawers. We’d like a nice access to the mezzanine, as a stairs with drowers under the steps. We also want another closet with sliding doors to be used for storage. And then a couch or an armchair or another piece of furniture for sitting comfortably.

BATHROOM. We’d like a bathroom with a relaxing and cozy athmosphere. We’d like a large shower or a tub/shower, with glasses. Maybe a shelf near the tub, if you put the tub.
A large sink, a drawer. We’re thinking about a piece of furniture that combine WC and bidet to save room.

LAUNDRETTE/CLOSET ROOM. The present closet room that is in front of the bathroom is rather uncomfortable and too small. We’d like a bigger room that can be easily used as a pantry and a storage room where we can put the washing machine, boxes, tools, brooms etc. We’re thinking about putting there some room for the shoes either. If you find room for the washing machine here, that’d be great, otherwise you can put it in the bathroom.

OTHER REQUESTS. We need a not too small shoe rack, or some room for shoes, and a piece of furniture at the entrance on which we can put stuff.

STYLE. We upload several reference images to let you understand our tastes.
We love bright open spaces, warm environments and pastel colours, we love nature and bright colors. We also love technology and smart organization of space. We’d really love a mixture of natural style and modern style. We like objects that make life easier and handy materials (also materials that can be easily cleaned up). We also like things that make us feel in contact with the Earth, like pebbles, wood, all the colour shades that remind the wood. In addition, we like soft lines, not only squared ones.

LIGHTING. We also will be grateful if you could give us some advices about the lights schema, providing us a basic pattern and giving us some important tip.

BUDGET / FURNISHINGS / MATERIALS. We selected the “medium budget” option. We’d really like to have a beautiful home but we have to minimise expenses, because we don’t have unlimited resources.
Please take in consideration the information we gave you about the house position because the disposal and transportation of material can affect the amount of the expenses.
Talking about furniture, we don’t mind to buy some furniture from Ikea, as long as they are nice (for example amongst the reference pictures there are some Ikea kitchens that we once saw and liked).
Talking about exterior window fixtures, we’d like to use PVC (because it have the greater fiscal deduction).
Talking about the floor we are thinking about using porcelain tiles (because of the value for money), but we haven’t considered any other possibilities, so we really need some advices.

These are the solutions we have been thinking about but we are really open to all ideas and possibilities.
