TECHNICAL REPORT

The project is focused on building A renovation, with a view to proceed with the building B which could be renovated in a second phase.

Structural project

The project provides to keep old external stone walls and to demolish the current floors and the roof.
The building will be based on a new steel structure which will offer different interiors heigths.
Focusing on the building A, the interiors spaces are divided into 3 floors: a ground floor (+0,00 m) with the main entrance, a basement (-3,50 m) and a first floor (+3,50 m). The roof peak is at + 8,00 m.

2. Architectural project
2.1 - Building access
The project keeps the current main road, on the north-west side area, adding a car-path to reach the garage. A pedestrian access will be situated on the ground floor, on north-east side area.

2.2 Executive materials
I chose materials that respects the energy efficient european standards and that provide an high level of internal comfort (thermal and acoustic ).For the same reason, I decided to clad the walls with a proper insulation layer except small areas with the original stones kept.
The building authenticity is protected by keeping the old exterior stone wall.
Moreover, I used high performanced aluminium windows frames to reduce the thermal dispersions and an underfloor heating system with a parquet finishing layer.

2.3 - Interior planning
On the building A ground floor you can find the main entrance hall with a service area, an open-plan kitchen, a large living room with a double height area and a reading area. On the first floor there is a master bedroom with two walk-in wardrobe and proper services (walk-in shower + WC), a laundry-room, a pantry room and two additional rooms (office/additional bedroom). In the basement are located a wine cellar, an additional kitchen, an acoustic room, a laundry/technical room and the garage.
Building B will be a guest house with living room and bedroom on the ground floor and a free area in the basement.


2.4 - Exterior planning
The project provides the realisation of an outside area with swimming pool, relax area, and outdoor dining area. Moreover, you will have the possibility to connect building A and B with a glass connection area that can be used as small bioclimatic greenhouse.
