ASPETTI GENERALI
L’appartamento, di circa 100mq, è in uno stabile del 1700 (vedi foto esterno), al 2° ed ultimo piano; è da ristrutturare. Il riscaldamento è autonomo. I soffitti sono alti 3,60mt.
L’appartamento sarà abitato da una coppia di mezza età senza figli e con un cane.
Stiamo valutando la possibilità di fare un impianto di riscaldamento a pavimento.
Valutate cosa si può fare per utilizzare lo spazio in altezza (3,60mt) e/o per valorizzarlo con soluzioni di interiors design; anche eventuali soluzioni di controsoffittature devono valorizzare il fatto che si tratta di uno stabile antico con soffitti alti preservando la luminosità dell’appartamento .
ZONA GIORNO
La piantina indica il soggiorno/sala da pranzo contiguo alla cucina ma separato da una parete (muro portante). Vorremmo creare una maggior continuità tra cucina e soggiorno/sala da pranzo, magari eliminando/riducendo la parete che li separa ma lasciando la zona lavoro dei lavelli non a vista.
ZONA NOTTE
Vorremmo ricavare un piccolo bagno di servizio (con il solo il lavandino e wc), in cui collocare anche lavatrice ed asciugatrice e vari attrezzi per le pulizie (attualmente non esiste un ripostiglio); un’idea potrebbe essere ridurre l’attuale cucina per ricavare questo spazio; infatti per quanto al punto precedente, la cucina avrebbe funzione di zona cottura e lavorazione, senza uno spazio per un tavolo per mangiare.
Delle 2 camere, la matrimoniale potrebbe essere quella più piccola, mentre quella grande potrebbe diventare il mio studio (faccio il consulente e lavoro molto da casa) con la possibilità di utilizzarla come camera degli ospiti, quando necessario; inoltre ci piacerebbe ricavare una cabina armadio (se possibile, non è indispensabile). Comunque valutate anche altre soluzioni.
Il bagno con la vasca e la possibilità di usarla come doccia, o se fosse possibile con vasca e doccia.
Vorremmo sfruttare il corridoio, valutate se lasciarlo così, oppure stringerlo o allargarlo, per renderlo il più sfruttabile possibile, inoltre valutate la soluzione porte scorrevoli per recuperare spazio e la possibilità di spostare le porte stesse.

GENERAL ASPECTS
The apartment, about 100 square meters, is in a building of 1700 (see external photo), on the 2nd and last floor; it is to be restored. The heating is autonomous. The ceilings are 3.60mt high.
The apartment will be inhabited by a middle-aged couple without children and with a dog.
We are considering the possibility of doing a floor heating system.
Evaluate what you can do to use the space in height (3.60mt) and / or to enhance it with interior design solutions; also, possible solutions of false ceilings must enhance the fact that it is an ancient building with high ceilings. It is very important for us preserving the brightness of the apartment.
LIVING AREA
The map indicates the living / dining room adjoining the kitchen but separated by a wall (supporting wall). We think to a continuous area between living room and kitchen, perhaps eliminating or reducing the wall that exists between living room and the kitchen; but also, if it is possible to leave the sinks work area not in sight.
SLEEPING AREA
We would like to create a small service bathroom, in which there is also a washing machine and a dryer; an idea could be to reduce the current kitchen to make this space; In fact, as regards to the previous point, in the kitchen we want only to prepare the food but don’t eat there.
The two rooms, the small one could be our bedroom, while the big one could become my studio (I’m a consultant and I work a lot at home) with the possibility of using it as a guest room, when necessary; also we would like to get a walk-in closet (if possible, it is not essential). However, also evaluate other solutions.
The bathroom with bathtub and the possibility of using it as a shower, or if it was possible with a bathtub and a shower.
We want use better the hallway, you should think if it is better to reduce or enlarge, the most usable as possible, you can evaluate the solution to increase the space by using sliding doors or moving the doors.
