My overall concept for this project is contemporary modern living with taste for minimalism. The fundamental basis of the design is to use the existing structural masonry walls as design elements around which to organize the spaces. As such, I've used the line of structural walling cutting across the middle of the house as the main transition element separating the public & private areas as illustrated in the zoning plan. Further, the design meets your requirement of an out-of-sight kitchen by using a peninsula & dining space as elements to 'hide' the kitchen corner. The icing on the cake, besides the generously spaced bedrooms, is the impressive double sided steam fireplace which welcomes you & your guests at the entrance & can be used both in the living & dining/kitchen areas.
