housing - small-apt
Looking at the floor plan of the actual state of the 10th floor , I had the impression it was one long corridor dotted with an endless series of doors for access to the various rooms .
The first thought was then to try to make the links between the living area and sleeping area more fluid and modern , and to turn one of the weaknesses point of the apartment (the fire stairs on the east side) into a strong point : in fact, I added a glass double-height winter garden that drowns with light the 10th floor, makes it much more pleasant the stay in the kitchen, attracts the attention of those who arrive with the elevator, and connects directly to the kitchen-dining area with the living room at the 11th floor.
I kept the scale in the west as the only fire escape , redesigning the space to make it pleasant and in continuity with the inner surfaces of the house ( walls and floors) . The parapet made with plaster accompanies the ascent to the 11th floor.
There will be a security fire-fighting door on the landing of the 10th floor that will connect the apartment on the lower floors , but should prevent outsiders from entering the house.
For the bedrooms, I tried to redraw them because the layout of the rooms did not convince me for a luxury apartment like this, in my opinion it was a pity to have only blind bathrooms. I then used the presence of openings in concrete glass to open new windows, although I can not guarantee a good view to the outside, but it allows the exchange of air , and I added, for the master bedroom , a skylight in the ceiling that fills the room with light for most of the day .
The hallway between the living area and sleeping area has a guest bathroom , and several wardrobes , as well as a laundry room that is bigger than the existing one , which I find is always comfortable. All the doors are intended to be the most homogeneous possible with the walls, so that the walls may seem continue without interruption.
Going up from the winter garden , as I said, you get to the living room , that has been created with the closure of the south terrace with stained glass and metal structure that creates a bubble bright open to the city .
The tv / fireplace block separates the living area with the corner sofas to the bar corner, which I think is always useful if you want to organize parties more or less formal .
Moving north , I used the available space to create a playground area - billiards room with tv. To illuminate adequately such an environment , I thought of opening a long narrow skylight in the roof on the east side , which illuminates the wall without giving noise to people being in the room .
Finally, the north terrace , for which I thought I'd propose a hardwood floor , a green area with plants , and a flexible furniture that can be moved depending on the occasion .
A second version for the 11th floor would be to create a master bedroom with en suite bathroom, and spend the whole terrace north to a relax area - private spa with jacuzzi .
