Description

Dear Client,

I'll briefly go through the proposal, and explain some of the design decisions space by space.

GROUND FLOOR

On the ground floor, the position of the kitchen and lounge have been switched. This makes the lounge wider and more open towards the garden.

As this is a semi-detached house and the other half is a mirrored image of this house, all openings in the facade are kept intact to maintain the overall look of the house and keep the integrity of the original design with the two houses visually acting like one.

Therefore, the entrance is kept in its original position with a built-in wardrobe towards the kitchen and propulsive paneling with a bench next to it.
The bathroom is equipped with a large walk-in shower, double sink, toilet, and bidet.
The kitchen is open towards the dining and lounge with a view towards the front lawn from the sink area. It is furnished with a tall storage unit, fridge/freezer, oven and microwave column, sink, and island with lots of storage space, and cooking hob.

The island has seats on one side towards the dining space, and the dining area hosts 6-8 people and has enough space to be further extended if needed when hosting a larger number of people.

The lounge is furnished with a large L sofa, and lounge chairs, with a tv station and a fireplace in the position you mentioned as a possibility.

The staircase space is a visual accent in the space and has a central character so the space between can be used as an additional reading nook, or as shown in the plan, a green space with houseplants accenting the verticality of the staircase. To make use of this area the highest part of the staircase is used for storage and a laundry station accessible from the open space.
The laundry could be placed in one of the bathrooms if you prefer. (This would make the bathroom spaces smaller, and this is the reason I opted for this solution. But this can easily be changed simply by making one on the double sinks a regular sink and adding a laundry station instead)

FIRST FLOOR

On the first floor, I aimed to make as much use as possible of the full floor area regardless of the roof slope.
The floor plan is arranged in a way that each room gets natural light and is walkable in all areas that are used daily.

As you walk up the stairs, to the right the shared bathroom has a full height of 275cm and is equipped with a walk-in shower, sink, toilet and bidet.

To the left, the master bedroom has the largest floor area. (The entrance to the room is positioned so that it is where the ceiling height is at 200 cm which makes the transition comfortable)
The bed area and wardrobes are placed on the side of the room where the ceiling is higher, and so is the en-suite bathroom. On the side of the room where the ceiling is lower are a low cabinet below the window, a built-in wardrobe fitted to the ceiling slope, and a reading nook.
* The lower part of this room could be closed and become a laundry area since it's not a crucial part of the bedroom, and the height is good to fit the washer and dryer below the small window and be able to easily access them (option 2 - floor plan)

The second bedroom is a little smaller in size, furnished with a smaller double bed (can be larger if preferred), wardrobes, and a small desk.

The third bedroom is the smallest and the sleeping area is placed below the slope making the access to the bed comfortable and walkable, while the height of the ceiling would not pose a problem while in bed. The wardrobe is fitted by the entrance to the room towards the bathroom.

I hope I've managed to meet your expectations and all your needs regarding the space. If you decide to go in this direction and have additional questions, feel free to contact me. I'm at your disposal.
