Briefing

Salve a tutti!
E siamo di nuovo qui…si perché questa che ci accingiamo a progettare è la nostra seconda “prima casa”. Lasciamo la soluzione attuale per esigenze di indipendenza, vivendo ora in un appartamento, seppur grande, di 200 mq. Vi abbiamo postato delle foto con indicazione “foto casa attuale”, sono foto vere ovviamente e non immagini di riferimento, cosi potete trarre spunto per capire un po i nostri gusti e vedere i mobili che gia abbiamo, che a meno di qualche piccola, se necessaria modifica, non vorremmo cambiare.
Di seguito vi farò un elenco dei prodotti con relativi link a schede tecniche, e farò un grafico della cucina attuale, che ovviamente non vogliamo cambiare.
Abbiamo comprato questo palazzetto indipendente, di cui l’appartamento al primo (ed ultimo) piano sarà oggetto di ristrutturazione. Cosa dire, è una soluzione di 200 mq circa (ALTEZZA 4 MT), dalla quale vorremo tirare fuori sostanzialmente i seguenti spazi
Zona giorno:
- un salone ampio, con due divani 3 posti che gia abbiamo (https://www.caliaitalia.com/uploads/schede/bdbf0-schedapdf.pdf modello “300”) e una poltrona da acquistare, una parete attrezzata “light”, con rivestimenti magari, piu che con elementi contenitivi o mobili, limitata anche solo ad un camino bifacciale/trifacciale (magari da usare per dividere gli ambienti) con una tv di grande formato.
- Una zona pranzo con tavolo da 10/12 posti che gia abbiamo (https://www.cattelanitalia.com/it/products/9B26E313-F2B1-43D3-A295-79B043CBCD35?c=8 skorpio wood 300x128), con una madia che gia abbiamo (https://www.cattelanitalia.com/it/products/8AFF1385-6C74-4E63-9F7E-89321D0C1FB8?c=23). Riguardo al tavolo, se le esigenze di progetto lo richiedessero siamo disposti a sacrificarlo, ma solo con un tavolo quadrato, di design, che ospiti sempre 12 posti;
- Una cucina, quella che abbiamo già, allegherò di seguito misure e opzioni, possibilmente un tavolo piccolo, anche collegato alla penisola (o isola), o magari a scomparsa (tipo questo https://www.youtube.com/watch?v=xtovNQ346_E)
- Una dispensa che contenga un altro lavandino per piatti e un piano di cottura almeno da 4 fuochi (60 cm), (già ce l’abbiamo ma è componibile, pertanto non vi do vincoli di misure), è un confort che non riesco a togliere a mia moglie;
- Un bagno di servizio nella zona giorno, piccolo, anche solo lavamani e vaso;
- Ultimo, ma non per importanza, la zona giorno deve ospitare il pianoforte che già abbiamo e che vedete nelle foto allegate, misure qui https://www.roland.com/it/products/gp607/specifications/
Zona notte:
- Una camera da letto matrimoniale, con bagno (vaso, bidet, lavabo, doccia (da 100x120 in su)) e una cabina armadio, abbiamo solo il letto, king size (L.213 x P.233 Hmax.102), e due comodini (L.540 P. 490 H.375)
- Due camere singole, che a regime saranno dei nostri due figli, femminuccia e maschietto, che ora dormono insieme, pertanto per ora una delle due camera da letto sarà quella per gli ospiti, che già abbiamo, allego di seguito misure;
- Un bagno padronale, con vaso, bidet, lavabo, doccia e vasca se ci vanno entrambe, se no solo vasca, da rimuovere tra qualche anno, (quando i figli crescono), e trasformare in doccia (almeno 80x120 in su)
- Lavanderia, con lavabo, colonna lavatrice asciugatrice, colonna contenitiva per detersivi e varie, spazio per cesto panni sporchi;

Quanto ai vincoli esistenti:
- L’edificio è ante 1942, sarà oggetto di opportuno adeguamento sismico e consolidamento solai, e gradiremmo che la separazione tra gli ambienti nella zona giorno sebbene non evitabile del tutto a causa dei muri portanti, fosse “intelligente”, grazie a opportune cerchiature, in modo da attenuare l’effetto di “stanza nella stanza” tipo anni 60/70. Le cerchiature sui muri portanti interni nella zona giorno sono ammesse, per una larghezza non superiore ai 2,5/3 metri e altezza 2,5 metri.
- Non ci sono vincoli di fecali
- L’accesso all’appartamento, per motivi che non spiego in questa sede, deve essere collocato per forza come in pianta pdf commentata in allegato. La posizione della porta di ingresso invece puo essere traslata a destra o a sinistra dell’apertura esistente a seconda dell’esigenza di arredamento interne.
- Quanto alla cucina, che vedete nelle foto reali allegati, è una cucina riflex di veneta cucine. E’ componibile, pertanto si presta ad adattarsi, anche con qualche integrazione da fare eventualmente, di seguito vi allego le misure di ogni elemento, e i vincoli da rispettare.
- Il solaio di copertura è piano, e l'altezza dei locali è di 4 metri. I lucernari sono opzioni gradite nei corridoi e in ogni locale dove doveste avere esigenza di illuminare e fare ricambio d'aria.

Lo stile deve essere elegante, ricercato, moderno, ma con un occhio al neoclassico non guasta. Minimalista. Ci aspettiamo un grande aiuto sui colori, sui complementi di arredo, sull’illuminazione. Il pavimento sarà lo stesso di quello che già abbiamo (https://www.atlasconcorde.com/it/collezioni/ac/etic-pro/) su tutta la superficie, tranne i bagni, per i quali vorremmo pensare a qualcosa di diverso.

And we are here again ... yes, because this we are going to design is our second "first home". We leave the current solution for independence needs, now living in an apartment, albeit large, of 200 square meters. We have posted photos with the indication "current home photo", they are true photos of course and not reference images, so you can take a cue to understand a little about our tastes and see the furniture we already have, which unless a few small ones, if necessary modification, we would not like to change.
Below I will make you a list of products with related links to technical data sheets, and I will make a graph of the current kitchen, which obviously we do not want to change.
We bought this independent building, of which the apartment on the first (and last) floor will be renovated. What to say, it is a solution of about 200 square meters (HEIGHT 4 MT), from which we would like to substantially pull out the following spaces
Living area:
- a large living room, with two 3-seater sofas that we already have (https://www.caliaitalia.com/uploads/schede/bdbf0-schedapdf.pdf model "300") and an armchair to be purchased, a "light" equipped wall , with coatings perhaps, rather than with storage or furniture elements, limited even only to a double-sided / three-sided fireplace (perhaps to be used to divide the rooms) with a large format TV.

As for the table, if the design needs required it, we are willing to sacrifice it, but only with a square, design table that always hosts 12 seats;
- A kitchen, the one we already have, I will attach below measures and options, possibly a small table, also connected to the peninsula (or island), or perhaps a retractable one (like this https://www.youtube.com/watch?v = xtovNQ346_E)
- A pantry that contains another sink for dishes and a hob of at least 4 burners (60 cm), (we already have it but it is modular, therefore I do not give you constraints on measurements), it is a comfort that I cannot take away from my wife;
- A service bathroom in the living area, small, even just a hand basin and a toilet;
- Last but not least, the living area must accommodate the piano that we already have and that you see in the attached photos, measurements here https://www.roland.com/it/products/gp607/specifications/
Sleeping area:
- A double bedroom, with bathroom (toilet, bidet, sink, shower (from 100x120 upwards)) and a walk-in closet, we only have the king size bed (L.213 x P.233 Hmax.102), and two bedside tables (L.540 P. 490 H.375)
- Two single rooms, which will be our two children, girl and boy, who are now sleeping together, therefore for now one of the two bedrooms will be the one for guests, which we already have, I enclose below measures;
- A master bathroom, with toilet, bidet, sink, shower and bathtub if both go, if not only a bathtub, to be removed in a few years, (when the children grow up), and turn into a shower (at least 80x120 and up)
- Laundry room, with sink, washing machine dryer column, containment column for detergents and miscellaneous, space for dirty laundry basket;

About existing constraints:
- The building is before 1942, will be subject to appropriate seismic adjustment and consolidation of floors, and we would like that the separation between the rooms in the living area although not entirely avoidable due to the load-bearing walls, was "intelligent", thanks to appropriate circles, so as to mitigate the effect of "room in the room" type 60/70 years. The circles on the internal load-bearing walls in the living area are allowed, for a width not exceeding 2.5 / 3 meters and a height of 2.5 meters.
- There are no fecal constraints
- Access to the apartment, for reasons that I do not explain here, must necessarily be located as in the pdf plan commented on in the attachment. The position of the entrance door, on the other hand, can be moved to the right or left of the existing opening according to the need for interior furnishings.
- As for the kitchen, which you see in the attached real photos, it is a riflex kitchen from Veneta Cucine. It is modular, therefore it lends itself to adapt, even with some integration to be done if necessary, below I attach the measures of each element, and the constraints to be respected.
- The roof is flat, and the height of the premises is 4 meters. Skylights are welcome options in corridors and in any room where you need to illuminate and exchange air.

The style must be elegant, refined, modern, but with an eye to the neoclassical it doesn't hurt. Minimalist. We expect a great help on colors, on furnishings, on lighting. The floor will be the same as the one we already have (https://www.atlasconcorde.com/it/collezioni/ac/etic-pro/) on the whole surface, except the bathrooms, for which we would like to think of something different .
