One apartment on the top floor of a building from the 1950s in the center of Ravenna needs to be renovated. The spaces, of which we have already hypothesized a reorganization (see plan “modified”), are the following:
On the northwest side kitchen and dining area, with a view of part of the city where the roof of the cathedral prevails.
On the south-west side, with a view that in the sunny days extends up to the hills, the living room, the study, the guest bedroom and the master bedroom, the latter connected with a vestibule offering views of the city and view on the plain, up to the sea, on south east side.
On the north-east side the two bathrooms and a storage – laundry room which leads to a balcony with veranda.
A satisfactory hypothesis of project is attached. Possible modifications or adaptations to the planimetric solutions identified by the owner may be proposed, if considered useful for achieving better aesthetic and functional results.
The existing direct entry to the kitchen can be suppressed. Bathrooms can hardly be moved due to problems with drains. In any case, bear in mind that at least one bathroom must have a minimum surface of 4 square meters and be equipped with a washbasin, shower or bath, WC and bidet. The bedrooms for two people must have a minimum surface of 14 square meters and those for one person 9 square meters.
The height of the living quarters shall not be less than 2.70 m, which can be reduced to 2.40 m for entrance, corridor, bathrooms and storage rooms. N.B.: There is a longitudinal beam in the living area at 2.73 m height from the floor, which drops to 2.65 m in the sleeping area (in the design drawing by mistake it is not represented). Other cross beams at 2.84 m. The ceiling is 2.97 m tall throughout the apartment. In a room there is currently a false ceiling 2.83 m from the floor.
It is mainly asked to the competitors to provide solutions regarding:
– arrangement of false ceilings and lighting, choice of lighting fixtures;
– color of the walls, of the doors (if not flush with the wall, or same color of the walls), of the windows (thin aluminum profiles) and of the radiators (steel radiators will replace those in cast iron), indicating the color codes (RAL, RGB or other code) if possible;
– types and colors of any curtains and internal glass walls (brands and prices are not mandatory);
– types and colors of the floors (fitted carpet is not appreciated) and, possibly, colors of the bathroom linings (brands and prices are not mandatory).
Style preferences are: modern, minimal (but not extreme), industrial. I will put on new furniture, except for a few pieces from the 1800s or early 1900s that I would like to keep, especially in the study room.

Un appartamento all’ultimo piano di edificio anni ’50 nel centro di Ravenna necessita di svecchiamento. Gli spazi, di cui si è già ipotizzata una riorganizzazione (vedi planimetria dello stato modificato), sono i seguenti:
– Al lato nord ovest cucina e zona pranzo, con vista su parte della città in cui prevale il tetto della cattedrale.
– Al lato sud ovest, con vista che nelle belle giornate si estende sino alle colline, il soggiorno, lo studio, la camera degli ospiti e la camera padronale, collegata a sua volta con un vestibolo con vista in direzione sud est, che offre scorci sulla città e vista sulla pianura, sino al mare.
– Al lato nord est i due bagni e un locale ripostiglio – lavanderia dal quale si accede a un balcone con veranda.
Si allega una ipotesi di stato modificato ritenuta confacente. Potranno essere eventualmente proposte modifiche o adattamenti alle soluzioni planimetriche individuate dal proprietario, se ritenute utili per conseguire migliori risultati estetici e funzionali.
L’esistente entrata diretta dal pianerottolo alla cucina può essere senz’altro soppressa. I bagni difficilmente possono essere spostati per problemi di scarichi. In ogni caso si tenga presente che almeno un bagno deve avere una superficie minima di 4 mq ed essere dotato di lavabo, piatto doccia o vasca, WC e bidè. Le camere da letto per due persone devono avere superficie minima di 14 mq e quelle per una persona 9 mq.
L’altezza minima interna utile dei locali di abitazione è di m 2,70, riducibili a m 2,40 per ingressi, corridoi, disimpegni, bagni e ripostigli. N.B.: C’è una trave longitudinale in zona giorno a 2,73 m di altezza dal pavimento, che scende a m 2,65 in zona notte (nel disegno di progetto per errore non è rappresentata). Altre travi trasversali a m 2,84. Il soffitto è alto m 2,97 in tutto l’appartamento. In una camera c’è attualmente un contro-soffitto a m 2,83 dal pavimento.
Si chiede principalmente ai concorrenti di fornire soluzioni per quanto riguarda:
– disposizione del contro-soffitto e dell’illuminazione, scelta degli apparecchi illuminanti;
– colore delle pareti, delle porte (se non previste a filo muro, dello stesso colore delle pareti), delle finestre (profili sottili in alluminio) e dei radiatori (radiatori in acciaio sostituiranno quelli in ghisa), indicando possibilmente i codici colore (RAL, RGB o altro codice);
– tipi e colori di eventuali tendaggi e delle vetrate di separazione interna (non sono obbligatori marche e prezzi);
– tipi e colori dei pavimenti (non è gradita la moquette) ed eventualmente colori dei rivestimenti dei bagni (non sono obbligatori marche e prezzi).
Le preferenze di stile sono: moderno, minimal (ma non estremo), industrial. Metterò mobili nuovi, ad eccezione di alcuni pezzi dell’800 o inizio ‘900 che vorrei conservare, soprattutto nello studio.
