victorian apartment - contemporary [london]

Briefing

A full renovation project of an upper floor Victorian apartment from 2 bedroom to a 3 bedroom luxury, contemporary & classic elegant space. The basic space layout has been completed by architect and now the creative journey begins. The living room will be opened into kitchen dining/entertaining space, but needs to be functional for a young professional couple, with or without children.

The apartment needs to be finished with high quality fixtures and fittings and saving budget where possible, as the budget is really tight.

I do NOT require any furniture to be sourced, but simply include modern furniture into the plans for visualisation.

What I am trying to achieve is 60% Modern-Contemporary, 30% Classic, 10% Glamour. The design should appeal to majority of clients looking for "something different".

The most important challenge is how to unite the living room/diner and kitchen in terms of wall space and also the hallway between the kitchen & staircase.
Option(1)
Keep fully open ( for UK regulations we will have to install a sprinkler system for fire safety
Option(2)
Be creative in slightly blocking out the main staircase from the kitchen ? or keep it fully open ? Options are
(1) keep fully open - 1st choice
(2) Sliding doors with part wall
(3) Build part wall / semi open

*Kitchen is the biggest selling point to my project, and must include a kitchen island with overhead pendant lights.

Living room / bedrooms / hallway - Cast Iron Radiator will need to be sourced for affordable price.
