a space split in two

Briefing

The context is that of a two-storey house from the 1980s, of which the mezzanine floor is mine and my mother's and the above identical one of my sister who lives there.
I would like to obtain two apartments from the apartment inhabited by my mother: a smaller one, with bedroom The, bathroom, living room / kitchen and another for me; two independent apartments with separate entrances, considering that the walls of the stairs are in reinforced concrete.
Objective: to proceed by minimizing demolitions, using walls where plasterboard is possible (in the next few years it could become a single apartment); the part that is now referred to as the living room would remain as it is now because today it is used by my mother with bespoke furniture that she wants to keep (numbers 1, 2 and 11 of the plan).
In the renovation I would like to have some ideas on how to make the most of all the square footage possible even with containing areas in the walls.
For my apartment I would like a room with a walk-in closet for two people, the possibility of having storage cabinets even in passage areas, bathroom with two sinks, a small room with the possibility of a guest bed that can also be a pc room and if possible a small bathroom and closet. The rest intended for living room, lounge and kitchen.
For the floors I would like some advice to understand if it is more convenient to do it all again now or if to do it in separate times (for my part certainly now).

Il contesto è quello di un’abitazione su due piani degli anni 80, di cui il piano rialzato è mio e di mia mamma e quello sopra identico di mia sorella che lo abita.
Vorrei ricavare dall’appartamento abitato da mia madre due appartamenti: uno più piccolo, con camera, bagno, soggiorno/cucina e un altro per me; due appartamenti indipendenti e con entrate separate, tenuto conto che i muri delle scale sono in cemento armato.
Obiettivo: quello di procedere riducendo al minimo le demolizioni, utilizzando pareti ove è possibile in cartongesso (nei prossimi anni potrebbe diventare un unico appartamento); la parte che ora è indicata come soggiorno resterebbe come ora perché oggi è utilizzata da mia madre con arredo su misura che vuole mantenere.
Nella ristrutturazione mi piacerebbe avere qualche idea su come sfruttare al meglio tutta la metratura possibile anche con zone contenitive nelle pareti.
Per il mio appartamento vorrei una camera con cabina armadio per due persone, la possibilità di avere armadi contenitivi anche in zone di passaggio, bagno con due lavabo, una stanza piccola con possibilità letto per ospiti che possa essere anche stanza uso pc e se fosse possibile un piccolo bagno di servizio e ripostiglio. Il resto destinato a soggiorno, salotto e cucina.
Per i pavimenti vorrei un consiglio per capire se è più conveniente rifare il tutto ora o se farlo in tempi separati (per la mia parte sicuramente ora).
Le zone giorno dei due appartamenti sarebbero quelle nella parte dove i terrazzi sono più grandi.
Il tipo di arredo è quello indicato nelle foto di esempio.
