Briefing

objectives:
Project two distinct areas, living and sleeping (now kitchen is between two bedrooms);
Better use of the dark room (no windows) on the left side of the entrance, improving the natural lighting;
Have three bedrooms (at least two double room and one single/studio);
Have two bathrooms (possibly one small for living area and the main for the sleeping area with bathtub);
Reduce hallways and better use of all the spaces in general;

limitations and restraints:
We prefer modern design (functionality), but warm and welcoming.
Large living room in continuity with the dining area/kitchen but virtually separated to ensure the privacy of the two environments. We are open to every nice solution (try everything).
Technical problems with movement of kitchen (sewage, gas, water) and second/guest bathroom (drains, water), this last could be also without window.
No window in the room on the left side of the entrance (there is only a little window towards the landing area outside the apartment).
Balconies

current conditions:
as designed in the attached planimetry, about 130commercial mq, 3rd floor of 4 out.
We have to renovate all the interior space.
Actually, after the contest, we might be interested in the architect (and possibly the company) for the execution of the design works (considering the estimates).
