RELAZIONE TECNICA
La richiesta della committenza era quella di riuscire ad ottenere un mini appartamento da mettere a reddito: un B&B o un bilocale da affittare a studenti fuori sede.
Ho tradotto tale richiesta con due soluzioni.
La prima mantiene la divisione originaria degli ambienti: ingresso/disimpegno, cucina a destra, bagno centrale, camera da letto a sinistra.
Gli interventi proposti riguardano i soffitti con la progettazione di controsoffitti di diverse altezze, l’ampliamento della cucina, lo slittamento del bagno, il ricollocamento della porta di ingresso e la riduzione della camera da letto.
L’ingresso costituisce un disimpegno dei vari ambienti. La cucina essendo ampliata risulta essenziale ma accessoriata, si sviluppa lungo il tramezzo in comune con il bagno.
Ho previsto come arredo una cucina monoblocco senza frigo, poiché credo sia più di impatto un frigo smeg colorato. C’è un area pranzo ed è prevista anche una zona tv o studio.
Il bagno ha tutti gli elementi richiesti e per questioni di spazio è stata inserita la doccia semiaperta in fondo.
La camera matrimoniale ospita un armadiatura a quattro ante, letto e comodini e anche la possibilità di inserire una consolle che funge da zona studio.
Dalla cucina si giunge all’esterno, che viene attrezzato con una zona pranzo vicino le scale e un’area relax in corrispondenza della finestra della camera da letto, il tutto contornato da siepi in vaso.
La pavimentazione esterna viene sostituita con una di tipo flottante con piastrelle di ardesia 40x40 cm. Le scale vengono sostituite con dei gradini in ferro unico stampo, più snelli e leggeri e corredati di ringhiera dello stesso colore e materiale.

La seconda proposta prevede il capovolgimento delle destinazioni d’uso.
Infatti, l’ingresso viene spostato per consentire maggior spazio. Qui troviamo un monolocale composto da cucina a vista con isola e zona notte, ed un piccolo bagno cieco.
Adatto per un B&B o per un appartamento da affittare ad una coppia o ad uno studente.
Con questa soluzione si ha una cucina più capiente e spaziosa, corredata da un bel piano di lavoro e da basi, nonché da un’isola che si presta a zona pranzo e che nasconde dall’altro lato una libreria.
Il bagno è cieco ma ha gli elementi sanitari richiesti. Il suo accesso viene celato da una porta a filo parete e dello stesso colore della stessa.
La zona notte ha una soluzione armadio polifunzionale e prevede l’inserimento di una zona tv o di una scrivania.
All’esterno si giunge dalla portafinestra della zona notte. A ridosso delle scale troviamo una zona relax e subito dopo, in corrispondenza della finestra della cucina, una zona pranzo, il tutto delineato da siepi e alberi in vaso.
La pavimentazione esterna viene sostituita con una di tipo flottante con piastrelle di ardesia 40x40 cm. Le scale vengono sostituite con dei gradini in ferro unico stampo, più snelli e leggeri e corredati di ringhiera dello stesso colore e materiale.
Per questa seconda soluzione è stato presentato uno studio volumetrico, inserendo arredo e finiture solo a modo esplicativo.

The client's request was to be able to obtain a mini apartment to be used for income: a B&B or a two-room apartment to rent to off-site students.
I have translated this request into two solutions.
The first maintains the original division of the rooms: entrance/hallway, kitchen on the right, central bathroom, bedroom on the left.
The proposed interventions concern the ceilings with the design of false ceilings of different heights, the expansion of the kitchen, the sliding of the bathroom, the relocation of the entrance door and the reduction of the bedroom.
The entrance is a hallway to the various rooms. The kitchen, being enlarged, is essential but equipped, it develops along the partition shared with the bathroom.
I have planned a monobloc kitchen without a fridge as furniture, since I think a coloured smeg fridge is more impactful. There is a dining area and a tv or study area is also provided.
The bathroom has all the required elements and for space reasons the semi-open shower has been inserted at the back.
The double bedroom has a four-door wardrobe, bed and bedside tables and also the possibility of inserting a console that serves as a study area.
The kitchen leads to the outside, which is equipped with a dining area near the stairs and a relaxation area at the bedroom window, all surrounded by potted hedges.
The outdoor flooring is replaced with a floating one with 40x40 cm slate tiles. The stairs are replaced with single-mould iron steps, slimmer and lighter and equipped with railings of the same colour and material.

The second proposal provides for the reversal of the intended uses.
In fact, the entrance is moved to allow more space. Here we find a studio apartment consisting of an open kitchen with island and sleeping area, and a small blind bathroom.
Suitable for a B&B or an apartment to rent to a couple or a student.
With this solution you have a more capacious and spacious kitchen, equipped with a nice worktop and base units, as well as an island that lends itself to a dining area and hides a bookcase on the other side.
The bathroom is blind but has the required sanitary elements. Its access is concealed by a door flush with the wall and in the same colour as the same.
The sleeping area has a multifunctional wardrobe solution and includes a TV area or a desk.
Outside, you can reach through the French window of the sleeping area. Close to the stairs there is a relaxation area and immediately after, at the kitchen window, a dining area, all outlined by hedges and potted trees.
