- [ ] SUPER LOCATION: Central, 50 meters from the Metro line A, Affiliated parking

- [ ] we like green, basically wood, mud color, gray and bright unexpected colors and original, dynamic, elegant, reassuring and invigorating combinations…
- [ ] In the spaces we have we need to create as many rooms that can be used as a meeting room or coworking space and that can then be used modularly as needed also as coworking spaces or divisible into private offices

- [ ] “SM” is in the center of Rome and has the goal of becoming “the ideal place in ROME Center to WORK, for your domicile or legal/operational headquarters including many dedicated services, for a Meeting, to organize a Training, to record a Podcast, to celebrate an Event or make a presentation!
- [ ] “SM” will therefore have 2 Souls:
- [ ] 1 > “SM”: The Business Center
- [ ] Target: Professionals, Companies, Associations of any size and level, Training Schools (Mainly B2B)
- [ ] 1,000 m2 available to rent an operational station or work with colleagues in a private office, rent a Meeting Room, Congress or a Training Room, from 4 to 50 people with setup and seating according to needs

- [ ] 2 > “SM”: The Event Center
- [ ] Target: B2B but also B2C (Private or group or Association Events and Parties)
- [ ] Mainly in the evenings and on holidays for Events. It is therefore essential that it knows how to transform itself in design, music and light, from the entrance to the Rooms, according to what is needed, making sure that if it is a private party, the operational work spaces cannot be seen or hidden or put in the background by walking through the interiors. - [ ] Many Self Service services available to “SM” Guests, Business and Events:

- [ ] “SM” Café and Taste (BAR and kitchenette area hot/cold drinks, it is possible to order coffee breaks-aperitifs-dinners)

- [ ] “SM” Art (along various walls of the corridors temporary exhibitions of paintings, sculptures and collectible Vintage objects, all on sale through a Qr Code that accompanies them by description, author and price.

- [ ] We like that the Areas dedicated to Business, the Areas dedicated to events, as well as the paths to reach them, from the Cowo to the Private Office and the interiors of the Rooms, are furnished and that colors and accessories are used that reassure the user, entertain him, make him feel in an environment closer to a home than an office, although always with professional elegance, with some recurring elements that allow the design to be replicated in other locations customized with the same Brand, that has its own character and identity, a style that does not tire after a year...

DEPARTMENTS:

- [ ] RECEPTION: positioned in such a way as to control access and the internal area for 2 people, with the smallest possible footprint. Better if positioned higher than the office floor.

- [ ] TERRACE above the space: an external surface of about 200 square meters above the location must be connected with a staircase to be positioned according to the project using the skylights visible in the plan, for recreational and business reasons. It is important to understand that the terrace is closed at the height of the ground floor.

- [ ] ci piace il verde, di base il legno, color fango, grigio e colori non scontati luminosi e affiancamenti originali, dinamici, eleganti, rassicuranti e tonificanti…
- [ ] Negli spazi che abbiamo dobbiamo creare quante più sale che possono essere utilizzate come sala meeting o spazio coworking e che possano poi essere utilizzate modulari alla bisogna anche come spazi coworking o divisibili in uffici privati

- [ ] “SM” è al centro di Roma ed ha l’obiettivo di diventare “il luogo ideale a ROMA Centro per LAVORARE, per la propria domiciliazione o sede legale/operativa comprensiva di molti servizi dedicati, per una Riunione, per organizzare una Formazione, per registrare un Podcast, per festeggiare un Evento o fare una presentazione!
- [ ] “SM” avrà quindi 2 Anime:
- [ ] 1 > “SM”: The Business Center
- [ ] Target: Professionisti, Imprese, Associazioni di qualsiasi taglio e livello, Scuole di Formazione (Principalmente B2B)
- [ ] 1.000 mq a disposizione per noleggiare una postazione operativa o lavorare con colleghi in ufficio privato, noleggiare una Sala Meeting, Congress o un’Aula di Formazione, da 4 a 50 persone con allestimento e sedute secondo esigenze

- [ ] Target: B2B ma anche B2C (Eventi e Feste private o di gruppo o di Associazione)
- [ ] Principalmente la sera e i giorni festivi per gli Eventi. Fondamentale quindi che sappia trasformarsi nel design , nella musica e nella luce, dall’ingresso alle Sale, secondo ciò che occorre, facendo in modo che se si tratta di una Festa privata, non si vedano o si possano nascondere o mettere in secondo piano gli spazi operativi di lavoro percorrendo gli interni.

ENTRATA ED ESTERNI, SCALE INTERNE
- [ ] FONDAMENTALE L’effetto wow esterno e interno sia per il business center che per gli eventi, con differenziazione di illuminazione

MOOD, DESIGN E ARREDAMENTO INTERNO
- [ ] Ci piace che le Aree dedicate al Business, le Aree dedicate agli eventi, nonchè i percorsi per raggiungerle, dal Cowo all’Ufficio Privato e agli interni delle Sale, siano arredate e vengano utilizzati colori e complementi che rassicurano il fruitore, lo divertano, lo facciano sentire in un ambiente più vicino a una casa che a un ufficio, seppur sempre con eleganza professionale, con alcuni elementi ricorrenti che permettano di replicare il design anche in altre location personalizzate con il medesimo Brand, che abbia un suo carattere e una sua identità, uno stile che però non stanchi dopo un anno…

- [ ] Ci piace la presenza visiva di piante (perlopiù artificiali per evitare zanzare data la stagnazione dell’acqua e data la bassa presenza di luce naturale. Utilizzare i lucernari come fonte di luce e la terrazza superiore

REPARTI:

- [ ] RECEPTION: posizionata in modo di controllare l’accesso e l’area interna per 2 persone, con il minimo ingombro possibile. Meglio se posizionata in posizione più alta rispetto al suolo dell’ufficio.
- [ ] UFFICIO DIREZIONALE: posizione da definire in un secondo momento, non deve togliere spazio al Business, preferibilmente altezza lucernari per godere della luce diretta superiore
- [ ] AREA COWORKING: da sviluppare
- [ ] AREE SALE MEETING - FORMAZIONE - CONGRESS - EVENTI: da sviluppare
- [ ] AREA UFFICI PRIVATI chiusi e aperti (modulari): descriveremo come posizionarli secondo esigenze.
- [ ] SPAZIO CON SOFFITTO GIA’ RIBASSATO: area relax ludica podcast o sala prove musicale
- [ ] MINI MAGAZZINI: pensare mini magazzini prossimi alle sale meeting più grandi, per allocare sedute o tavoli temporaneamente non utilizzati
- [ ] TERRAZZA sovrastante lo spazio: una superficie esterna di circa mq. 200 soprastante la location dovrà essere collegata con una scala da posizionare secondo progetto utilizzando i lucernari visibili in pianta, per motivi ludici e di business. Importante comprendere che la terrazza è interclusa all’altezza del piano terra.
