Dear designers,

1) HOME STYLING - make "Spacebility Airport" home styling (https://www.booking.com/hotel/it/spacebility-airport.html?lang=xu) consistent with "Spacebility City" styling (https://www.booking.com/hotel/it/coliving-spacebility.html?lang=xu). Spacebility City is the first coliving for digital nomads in Sardinia.

Spacebility is the brand of a property management company aimed at building up homes for millennials.

2) LIVEABILITY - the apartment is a 132 sqm attic (only 60 sqm are liveable from the viewpoint of an adult) located just 4 minutes far from the main Airport in Sardinia (Address: Viale Elmas 93, Cagliari; you can see the building in the following Google Maps Link: https://goo.gl/maps/QpJfssm1wXs), in the suburbs of Cagliari, 15 min far from the city center by car and in the middle of Cagliari red light district (unfortunately there are hookers standing in front of the building from 9 pm till 3 am).

3) TARGET CLIENTS - the apartment, equipped with fiber optic and soon to be provided with home automation devices for fully automated self check-in, is often rented to families / groups of tourists / digital nomads / workers of the industrial area of Cagliari who arrive late at night at the airport or have to leave very early in the morning and the average stay is at the moment 1.5 days. I am looking forward to increasing the average stay after this home styling process.

4) INSPIRING SPACEBILITY VALUES - Spacebility Airport is one of the 5 apartments I rent in Cagliari, the main city of Sardinia. I strongly encourage the #Spacers (i.e. inhabitants of one of the Spacebility apartments) to freely move from one apartment to another according to their needs (go to the beach, work in the city center, leave early with the airplane, go to the trade fair, etc). 5) CALL FOR IDEAS FOR THE WINDY BUT SPACIOUS BALCONY

6) INCREASE THE NUMBER OF PEOPLE WHO CAN STAY IN THE APARTMENT TO 8 PEOPLE (now 6 people can stay in the apartment, which has only 1 bathroom; may be we can just be using sofa beds)

7) REDUCE THE VISIBILITY OF HOOKERS IN THE NIGHT (may be applying some films on the windows facing the area where they stand at night; even if the apartment is located on the 5th floor, it's better not to see them)

8) INCREASE THE FURNITURE FACILITIES WITHIN THE APARTMENT (desks to work, tv furniture, bathroom furniture, coffee tables, etc)

10) PERSONAL TASTE / FUNCTIONALITY
I do prefer to work with white apartments (white walls, white sanitaries, light-colored pavements) and then personalize / style the houses using pieces of furniture, lamps, paintings, textiles, etc.

11) MIND THE POWER PLUGS
I do not want to modify any part of the electricity system, so I do ask you to use the existing power plugs and sockets and lamps when planning which lighting devices you would like to put into the apartment. In particular, you will find that in the small bedroom, there are no power plugs next to the existing double bed (I used 2 fat boy lamps which are rechargeable) and the kitchen is quite dark.

12) COLORS
As tourists come to Sardinia to enjoy the sun, the beach and the nature, I realized that I sell more apartment which are blue (the color of the sea), yellow (the color of the sun) and green (the color of nature).

13) CURTAINS
The apartment is very bright during the daytime, so I would like you to study a solution for not letting the light come into the bedrooms in case somebody wants to sleep till late.

14) LOGO
As we are currently rebranding Spacebility logo, I will upload for you the new logo (which is green-ish, not orange anymore)

1) DESIGN DELLA CASA – Vorrei rendere il design dell’appartamento (https://www.booking.com/hotel/it/spacebility-airport.html?lang=xu) consistente con il design di "Spacebility City" (https://www.booking.com/hotel/it/coliving-spacebility.html?lang=xu). Spacebility City è il primo progetto di co-living per nomadi digitali in Sardegna.
Spacebility è il brand di una società immobiliare che si occupa di costruire case adatte ai più giovani (millennials).
2) VIVIBILITA’ – L’appartamento è un attico di 132 metri quadri (di cui solo 60mq sono vivibili) ed è sito a 4 minuti di distanza dal principale aeroporto della Sardegna (L’indirizzo è: Viale Elmas 93, Cagliari; potete vedere l’immobile sul seguente link di Google Maps: https://goo.gl/maps/QpJfssm1wXs), nella periferia di Cagliari, a 15 minuti in auto dal centro storico e nel mezzo del Red Light District di Cagliari.

3) CLIENTE TIPO – L’appartamento è servitor dalla fibra ottica e sarà equipaggiato con alcuni device per l’automazione domestica che permetteranno il check-in automatico. Sarà per lo più affittato a famiglie/gruppi di turisti/ nomadi digitali/ lavoratori dell’area industrial di Cagliari che atterrano molto tardi o devono partire molto presto di mattina. La permanenza media è attualmente di 1,5 giorni, ma dopo il restyling dell’immobile vorrei puntare ad aumentare la permanenza media dei clienti.

4) VALORI DI SPACEBILITY - Spacebility Airport è uno dei 5 appartamenti che affitto a Cagliari, città capoluogo della Sardegna. Di solito incoraggio fortemente gli Spacers (è così che mi piace chiamare gli inquilini di ciascun appartamento Spacebility) a spostarsi liberamente da un appartamento all’altro a seconda delle loro necessità (andare in spiaggia, lavorare in centro, prendere un volo aereo presto di mattina, andare a un evento fieristico ecc.). Spacebility è un brand immobiliare di strutture extra-alberghiere che combina nei suoi spazi la natura, la tecnologia e la cultura per dar vita a qualcosa di unico, nuovo e fresco! A Spacebility condividiamo quest’unica vision: offrire ai nostri client un’esperienza al 100% unica, emozionante e meravigliosa. 5) IDEE PER IL BALCONE, VENTILATO MA SPAZIOSO

6) AUMENTARE IL NUMERO DI PERSONE CHE PUO’ ALLOGGIARE NELL’APPARTAMENTO FINO A 8 (adesso i posti letto sono 6 e c’è un solo bagno; si può anche pensare a soluzioni che prevedono divani-letto)

7) SCHERMARE LA VISTA DELLA VIA SOTTOSTANTE DI NOTTE (magari si può pensare di applicare del film alle finestre che si affacciano sulla via sottostante dove spesso stazionano prostitute di notte, anche se l’appartamento è al 5 piano, sarebbe comunque meglio schermare questa vista)

8) AUMENTARE L’ARREDO FUNZIONALE NELL’APPARTAMENTO (es. scrivanie per lavorare, mobile tv, arredo per il bagno, tavolino per il caffè ecc.)

9) PREPARARE L’IMMOBILE AD ENTRARE A FAR PARTE DEL PROGRAMMA AIRBNB PLUS

10) GUSTO PERSONALE / FUNZIONALITA’
Per mio gusto personale preferisco lavorare con appartamenti bianchi (mura bianche, sanitari bianchi, pavimenti chiari) e poi personalizzare e decorare la casa utilizzando l’arredo, le lampade, i quadri, i tessuti ecc.

11) MANTENTERE IMPIANTO ELETTRICO ESISTENTE
Non vorrei modificare in nessun modo l’impianto elettrico attuale, quindi vi chiedo di utilizzare le posizioni attuali di prese e interruttori quando posizionate l’illuminazione nell’appartamento. In particolare, tenete presente che nella camera da letto più piccola non ci sono prese vicino al letto matrimoniale dove è adesso (per ora sto usando 2 lampade ricaricabili); tenete anche presente che la cucina è molto buia al momento.

12) COLORI
Di solito i turisti scelgono la Sardegna per godere del sole, delle spiagge e della natura perciò ho notato che, in generale, affitto di più gli appartamenti che hanno come colori principali il blu (il colore del mare), il giallo (il colore del sole) e il verde (il colore della natura).

13) TENDE
L’appartamento è molto luminoso durante il giorno, quindi mi piacerebbe che trovaste una soluzione per non far entrare la luce nelle camere da letto al mattino in caso che gli ospiti vogliano dormire fino a tardi.

14) LOGO
Stiamo attualmente facendo il rebranding di Spacebility. Pertanto vi metto nelle referenze il nuovo logo (che sarà verde, non più arancione) e il corrispondente colore pantone.
