Sono stato informato dal mio geometra che l'antibagno è obbligatorio in caso di ampliamento del soggiorno a ridosso del bagno.

I was informed by my consultant that the area before the toilet is MANDATORY if you decide to increase the living room area with the engress.

Diciamo che anche teoricamente non ho più di 15000 euro a disposizione; ovviamente, però, mi aspetto di spendere MOLTO meno, perché la casa è già in ottime condizioni. Quindi diciamo che la risposta va dai 0 ai 15000 Euro, ma ovviamente 15000 euro dovrebbe essere più che giustificato.

Una stima dei costi per i lavori e gli arredi è non solo gradita ma quasi necessaria e la mia scelta dipenderà in gran parte da questo tipo di analisi! Se una cosa mi piace 10/10 ma costa 100, preferirò una cosa che mi piace 8/10 ma costa 50 per intenderci...

An estimate of costs for work and furnishment is not only appreciated, but almost mandatory as my choice will depend greatly by this kind of analysis! If I like 10/10 but the cost is 100, I will prefer something I like 8/10 but will cost me 50 to be clear.

Ho aggiunto alcune fotografie per rappresentare il "look e feel" che mi piacerebbe trovare, ma vorrei precisare che ciò di cui più avrei bisogno sono soluzioni intelligenti per la disposizione degli spazi e degli arredi (librerie, guardaroba, comodini, ecc.)

Vi prego di darmi delle soluzioni per questo piccolo appartamento dove andrò ad abitare per i primi tempi ma che in futuro dovrebbe essere locato. Non essendo l'appartamento della mia vita, ed essendo già in buone condizioni, la priorità è minimizzare i costi, ma sono disposto a effettuare comunque degli interventi di muratura per meglio disporre gli spazi. L'unico vincolo sarebbe non toccare il bagno perché è stato ristrutturato di recente e va già bene così. Ovviamente un'idea sarebbe aprire l'ingresso, in tal caso so che bisognerà dotare il bagno di antibagno (magari in cartongesso?) per questioni edilizie. Non sono riuscito a decidere se sia un bene aprire sia il cucinotto (ammesso che si possa visto che c'è un muro portante vicino al balcone) che l'ingresso e fare un ampio ingresso living o se addirittura ridisporre gli spazi compresa la camera da letto. La piantina giusta è quella senza ripostiglio ma ho anche messo una piantina più antica con ripostiglio perché è menzionata la scala. Quindi vi prego di dare massimo sfogo alla vostra fantasia tenendo presente che l'appartamento ha un'esposizione nord-sud e che il sud è la camera da letto, quindi sarebbe buono se riusciste a darmi delle dritte per illuminare al massimo la zona giorno. Per quanto riguarda il pavimento mi è stato consigliato un pavimento a incastro sempre nell'ottica di riduzione costi. Tenete presente che come si vede dalle foto c'è un termosifone (dietro alla scala, nel soggiorno vuoto) che probabilmente dà fastidio ma sono ovviamente disposto a spostarlo... Gli infissi dovrebbero essere in legno. Per quanto riguarda l'arredamento ho intenzione di comprarlo in catene quali "Ikea" o "Mondo Convenienza", magari la qualità è quella che è ma ribadisco i presupposti iniziali. Qualsiasi soluzione che permetta di massimizzare l'utilizzo degli spazi è bene accetta. I miei colori preferiti sono i toni arancione, marrone e in secondo luogo beige-crema e bianco. Il "feeling" dovrebbe essere quello di una appartamento caldo, accogliente, ma per uomo quindi materiali che si rifanno al legno, però con un tocco di modernità (non voglio un feeling tipo Wiener Haus per capirci). Vorrei creare una zona salotto per poter invitare gli amici a vedere un film o una partita e la "capienza" massima di una cena dovrebbe essere 6-8 persone. Sarebbe gradito visto che sono single e nel caso di proposta open space living, che la cucina avesse un piccolo spazio / tavolino dove mangiare io da solo. Se ci fosse la possibilità vorrei anche avere da qualche parte una piccola area studio con scrivania per computer e monitor, visto che uso il pc per lavoro. Mi rendo conto che forse i miei vincoli sono troppo stretti ma in ogni caso mi accontento di soluzioni realistiche e gradevoli esteticamente visto che non ho né il tempo né le conoscenze per affrontare da solo questa avventura...

I need solutions for this small apartment where I will live for some years and, in the future, should be located. It shouldn't be the apartment of my life as I plan to go in the country before or after, and it's already in nice state, so the priority is to minimize the costs I'll have to undergo. However I'm open to move the walls and redistribute the spaces. The right plants are the two without closet, but there's the previous because it has got the scale measurements. The only requirement should be to leave the bathroom in the actual state as it was recently renewed and is in excellent conditions. An idea could be to open the entrance, but in that case, I need to make a space separator before the bathroom due to Italian laws (perhaps using drywall?). I couldn't decide is it's good to open the small kitchen, if possible (there's a bearing wall near the balcony) and the entrance and doing a living open space, or also to resize the bedroom. You are free to decide how to solve my doubts according to your tastes. The sun is towards the bedroom (north south) so I would love solutions to maximize the lighting of the living room. Regarding the flooring, I was advised to use dovetail floor and I think it's a good solution as it seems to be nice and not expensive. There's a radiator in the living room, if needed I can move it. And the windows fixtures should be in wood. For what concerns the furniture I will focus to popular solutions such as "Ikea". Any solutions which maximize the space usage is considered good. My favourite colors are orange and brown for sure (plus beige as main light color, or white) and the apartment should be adapt to a man, warm and reminding wood ambient but not too much antique: a touch of modernity must be present (not resembling as a Wiener Haus to be understood). I would like to recreate a living room area (couch plus tv) to see tv shows with friends, and an ideal maximum capacity for a dinner would be 6 or 8 persons. In case the kitchen would be a main furniture, I'd like to be able to lunch, when alone, in the kitchen itself without using the main table. And if possible I'd like to reserve a small studio (desktop plus laptop and monitor) as I use the computer for work. I know that perhaps my requirements are too much strict but I will be happy if you give me realistic solutions even if you can't accomplish 100% my needs as I have no time nor knowledges to face this activity alone...
