Briefing

APARTMENT DESCRIPTION
The apartment is located in Rome, 3° floor, 55sqm and will be inhabited by a single 30yo male (I'm a worker so I'am at home mostly in the late afternoon). It has a basement too. The apartment has 3 exposures:
1. 1 balcony to south, with an open view (there is a tree in front of it that shades during the warm seasons)
2. 2 windows to west, with an open view on a park
3. 1 balcony to north, with a view mostly on the internal courtyard of the condominium, with a building rather near. This exposure, compared to the other 2, is the less interesting both for the view and the light
All the walls are partition walls, except for the left wall of the bathroom that is a load-bearing wall. The heating is centralized but it should be possible to move radiators (please if you do so, indicate the new position, they should be replaced anyway). The ceiling is 3 meters high.

GENERAL NEEDS
Redistribute the spaces trying to eliminate dead spaces as corridor in order to exploit all the existing square meters. Eliminate the walls to increase the light and create a big open space with living room and kitchen. Possibly, exploiting the exposures of the apartment in the best way.

STYLE
I’d like the apartment to be bright but at the same time warm and cozy. I like:
- Modern style, for the brightness and the sense of largeness it gives to the environments. However, I don’t like when it is excessively aseptic, cold and minimal (no total white).
- Industrial style, for the charm and the warmth it transmits to me. However, I don’t think this style could fit my apartment very well, the risk is to make the environments look too small and dark.

Therefore I’d like a modern style mixed with some typical elements of the industrial style, like industrial glass walls/doors and brick walls.
Predominant COLORS should be wood and white, with the addition of other colors (I was thinking about black and shades of grey, but I don’t have clear ideas on that, I leave it up to you)
Also, I like plants, they give me serenity.

BUDGET
I’d try to spend less of 15.000€ for the furniture, of which I estimated about 6-7.000€ only for the kitchen with appliances. The budget is not rigid but I’d prefer average-cheap furniture.

FINISHES/FLOORING/FRAMES
In the entire apartment I will use a wood effect porcelain, honey/durmast color. I’m not sure whether to extend it also to the bathroom or not.
Walls should be white (but I'm open to other colors, or solutions where some walls are of different color, if you think it fits well)
On the remaining finishes and on frames color I need your indications (doors/windows will have to be changed)

LIGHTING/FALSE CEILINGS
Exploiting the 3 meters high ceilings, most of the lighting should be placed in false ceilings with led spotlight and led strips.
I'd like a hanging lamp over the dining table.


Here are my detailed needs:
MASTER BEDROOM
- Double bed with bedside tables (with drawers)
- A wardrobe. I’d like it white. I don’t need a big one, 6 modules of 45-50cm each could be enough. I like the effect of built-in and full height wardrobes
- A study area with desk/pc station and drawers. As second option, in case of lack of space, it could be placed also in the living area
- A coat rack
- I’d like to characterize the wall behind the bed with some decor (plasterboard, tiles, wallpaper, paintings, etc.)

Optional, if there is enough spacs: a mirror, a dresser, some plants

BATHROOM
- Shower should replace the bathtub. I’d like tiles in the shower different from the rest of the bathroom
- Wc and bidet
- Spacious cabinet under the washbasin for products, towels, etc.
- Access to the bathroom NOT from the bedroom
- IMPORTANT NOTE: due to the Italian law, it is NOT possible to access the bathroom directly from the living area/kitchen. It is necessary to access through a passageway or an ante-bathroom. In other words, there need to be 2 doors between the living area and the room where the WC is located.

LAUNDRY ROOM
- There is no need for a laundry room. The combined washer-dryer can be built-in in the kitchen or put in some built-in closet.

STORAGE ROOM
- It could be useful but it’s not mandatory. It could be created just if it doesn’t take off too much space from the other rooms, otherwise it can be replaced by some spacious built-in closet.

OPEN-SPACE
- The living room zone should take most part of the open space compared to the kitchen zone
- A single sofa in front of the TV (at least 55'') placed in a wall unit (this area will be lived a lot, so it's rather relevant). The sofa should be a sofa-bed. In front of the sofa there should be a coffee table. There should be a floor/table lamp that make soft warm light in this area, for when I watch tv in the evening.
- KITCHEN: I’d like it to be white, while I’m not sure about the color of the countertop (I was thinking some shade of grey, wood durmast, or white as least favorite option). But I’m open to different solutions if you think they are better.
The kitchen must have a single sink with the drip (90cm module), and an adequate free surface of the countertop. In case of lack of space, the column with the oven could be removed. The refrigerator should be built-in. No needs for dishwasher and snack table. It can have an island or a peninsula.
In case the kitchen sink is placed under a window in any of your solution, at least an extractable dish rack in a drawer should present, since it will not be possible to have it in the wall unit. A proper space for food storage Is needed.
- A 4-seat dining table is enough
- If it fits well, I’d like to have an industrial glass wall/sliding glass door, ideally to separate the kitchen from dining/living area. I'd prefer a sliding door that gives a real sense of "open space" when it's open [see references]
- A wall, or a portion of a wall, should be covered with bricks in natural color (red/brown)
- I’d like to have at least a big plant (like ficus Benjamin) or, even better, a wall/part of a wall with a vertical garden, even an artificial one [see references]
- It’s not mandatory but I’d like to find a spot for a tropical aquarium (the model is Rio Led 125, you can see the colours in the references, I'd probably pick it black, dimensions: 81(L)x45(W)x73(base)+50(aquarium)(H)
- Renders are required at least for the open space

OTHERS
I like vibrant colors of Leonid Afremov’s paintings [see references], but I’m not sure whether they would fit well

DESCRIZIONE IMMOBILE
L’appartamento di 55mq sarà abitato da un solo ragazzo di 30 anni, lavoratore (per cui vivo la casa di più il tardo pomeriggio in settimana). L’immobile è situato a Roma, 3° piano di una palazzina di 4, e si trova nello stato illustrato nel file DWG, in planimetria, e nelle foto allegate. E’ dotato anche di una cantina. L’appartamento ha 3 esposizioni:
1. 1 balcone a sud, con affaccio aperto (davanti c’è un platano che ombreggia nelle stagioni calde)
2. 2 finestre ad ovest, con affaccio aperto su un parco
3. 1 balcone a nord, con affaccio prevalentemente sul cortile interno del condominio, ed un palazzo abbastanza ravvicinato. Questo, rispetto agli altri 2, è l’affaccio meno interessante per vista e luminosità.
Tutti i muri sono tramezzi, ad eccezione del muro sinistro del bagno che è portante. Il riscaldamento è centralizzato, ma dovrebbe essere possibile spostare i termosifoni (in tal caso si richiede di indicare la nuova posizione, dovrebbero comunque essere sostituiti). L’altezza del soffitto è 3 metri.

RICHIESTA GENERALE
L’esigenza è quella di ridistribuire gli spazi cercando di eliminare/ridurre al minimo i disimpegni per sfruttare tutti i mq esistenti, eliminare i muri per aumentare la luminosità e creare un grande open space con living e cucina a vista. Possibilmente, ottimizzando nel migliore dei modi gli affacci dell’appartamento.

STILE
Vorrei che la casa fosse luminosa e al contempo calda e accogliente.
Mi piacciono:
- Lo stile moderno per la luminosità e l’ampiezza che dona agli ambienti. Vorrei però evitare che risulti troppo minimal, asettico e freddo (no total white)
- Lo stile industriale, per il fascino e l’accoglienza che mi trasmette. Non credo però sia ben realizzabile nel mio appartamento, probabilmente rischierebbe di far sembrare gli ambienti bui e piccoli

Mi piacerebbe quindi uno stile moderno di base, con l’innesto di alcuni elementi caratteristici dell’industriale, come le vetrate industriali in ferro e i mattoni a vista.
I COLORI predominanti dovrebbero essere il legno e il bianco, con l’aggiunta di altri colori (pensavo al nero e a tonalità di grigio, ma su questo non ho le idee chiare, mi affido alle vostre scelte)
Inoltre mi piacciono le piante in appartamento, mi danno serenità.

BUDGET
Vorrei cercare di spendere meno di 15.000€ per l’arredamento, di cui ho stimato 6-7000€ solo per la cucina di media fascia con elettrodomestici. Il budget non è rigido ma mi orienterei comunque su arredamento a medio-basso prezzo.

FINITURE/PAVIMENTI/INFISSI
In tutto l’appartamento (probabilmente ad eccezione del bagno, ma valutate voi) verrà posato un gres porcellanato effetto legno, rovere color miele.
I muri dovrebbero essere bianchi (ma sono aperto a soluzioni diverse, anche eventualmente con colorazione diversa per alcune pareti)
Sulle rimanenti finiture e sul colore degli infissi sono aperto alle vostre indicazioni (porte e finestre dovrebbero essere cambiate comunque)


ILLUMINAZIONE/CONTROSOFFITTATURE
Sfruttando i soffitti alti 3 metri, la maggior parte dell’illuminazione dovrà essere realizzata con controsoffittature e faretti/velette con strisce led.
Mi piacerebbe una lampada a sospensione sopra in tavolo da pranzo.


Le mie esigenze specifiche per ogni ambiente:
CAMERA DA LETTO
- Un letto matrimoniale con comodini dotati di cassetti
- Un armadio (mi piacerebbe bianco), non è necessario che sia particolarmente grande (6 moduli da 45-50cm, sarebbero sufficienti). Mi piace l’effetto degli armadi a muro/a tutta altezza
- 1 angolo studio/postazione pc con scrivania e cassettiera. In mancanza di spazio, potrebbe andare anche nella zona giorno
- 1 attaccapanni
- Mi piacerebbe caratterizzare la parete dietro il letto con qualche decoro (es. lavorazioni in cartongesso, rivestimenti, carta da parati, quadri o altro)

BAGNO
- Box doccia al posto della vasca da bagno. All’interno del box vorrei un rivestimento diverso dal resto del bagno
- Wc e bidet
- Mobile del sotto lavabo capiente
- Accesso al bagno non dalla camera da letto.

LAVANDERIA
- Non è richiesto un locale lavanderia. La lavasciuga può essere inserita incassata in cucina o in qualche armadio a muro.

RIPOSTIGLIO
- Sarebbe utile, ma non è obbligatorio. Può essere ricavato solo se non toglie eccessivo spazio agli altri ambienti. Altrimenti può essere sostituito da qualche armadio a muro capiente.

OPEN-SPACE
- La zona living dovrebbe occupare la maggior parte dell’open space rispetto alla cucina
- Un singolo divano frontale rispetto alla tv (almeno 55 pollici) posizionata in una parete attrezzata (questa zona verrà vissuta molto quindi è abbastanza importante). Il divano dovrebbe essere un divano-letto. Di fronte il divano è da prevedere un tavolino. Vicino alla zona tv dovrebbe essere prevista una lampada da terra o da tavolo con luce calda tenue e diffusa.
- CUCINA: mi piacerebbe che fosse bianca, il colore del top è da scegliere (io pensavo qualche tonalità di grigio, rovere o bianco come opzione meno preferita). Ma sono aperto ad altre soluzioni se le reputate migliori.
La cucina dovrebbe avere una vasca con gocciolatoio (modulo 90 cm) e un piano di lavoro adeguato. In caso di necessità si potrebbe rinunciare alla colonna forno. Il frigo preferirei che fosse incassato in colonna. No lavastoviglie e no piani snack. Potrebbe avere un'isola/penisola. Se qualche soluzione prevede il lavello sotto la finestra, dovrebbe essere previsto almeno uno scolapiatti estraibile nel cassetto di una base a fianco, non essendo possibile prevederlo nel pensile. Dovrebbe essere previsto uno spazio abbastanza capiente per la dispensa.
- E’ sufficiente un tavolo da pranzo per 4 posti
- Se sta bene nella soluzione ipotizzata, mi piacerebbe una parete vetrata o una vetrata scorrevole/battente in stile industriale, idealmente per poter separare la cucina dalla zona dining e living. Preferei una vetrata scorrevole che dia una real sensazione di "open space" quando è aperta. [vedi riferimenti]
- Vorrei una parete, o una porzione di parete, rivestita con mattoni a vista in colorazione naturale, rosso-marrone (indicare marca e tipologia rivestimento)
- Mi piacciono le piante in appartamento, per cui mi piacerebbe almeno una pianta grande (es. ficus benjamin) oppure, ancora meglio, una parete (o porzione di parete) con giardino verticale anche artificiale [vedi riferimenti]
- Non è obbligatorio ma mi piacerebbe che trovasse posto anche un anche un acquario tropicale (modello Rio 125, preferirei nero, per le colorazioni possibili vedi riferimenti, dimensioni: 81(L)x36(P)x73(BASE)+50(ACQUARIO))(H)
- I renders sono richiesti almeno per l’open space

ALTRO
Mi piacciono i colori vibranti dei dipinti di Leonid Afremov [vedi riferimenti], ma non sono sicuro che ci starebbero bene
