Felton House - Remodel Project

As you requested, we tried to reach your goals with the minimum impact on the preexisting design of the house:

1. Additional garage (3 garage spaces + area for bikes);
2. Mud room next to the garage;
3. Master bedroom on the south side of the house with a larger sized master bathroom (shower only);
4. Laundry room on the same floor as the master bedroom;
5. Main level open floor plan with the
1. Open kitchen
2. A large island
3. Open to the dinning room and living room
4. An office / library for a family of 5 to do homework, study, and play an upright piano
5. Larger pantry for storying food + small countertop appliances
6. Screened in porch on the North side of the house
7. Outdoor hotub on the North East side of the house (closer to the garage)
8. A larger deck with outdoor seating (and perhaps a fireplace) with a view of the West (and possibility outdoor kitchen)

In particular, we designed the living area on the west side the house in order to let you enjoy the beautiful view of the lake.
For the open floor concept, we included the preexisting fireplaces as the focal points of your home. For an open floor concept, it would require replacing the load bearing wall with a structural beam. If done correctly, most of the beam would be hidden in the ceiling above. If this is to intrusive, the project can be completed without replacing the wall, however you would be sacrificing the open concept plan.

The inspiration for the open concept, making the fireplace the center focal point of the house was influenced by the famous American architect Frank Lloyd Wright. Frank Lloyd Wright designed more than 1,000 structures, and in nearly every one of them there was at least one fireplace – if not five or six. Fireplaces were the focal points of the American homes he designed, and most of them were massive both in terms of size and commanding presence.

“The fireplace?” Wright once wrote, “The heart of the home itself.” He knew that fire evokes a primal sentiment in people, drawing us close to the warmth of the fire and closer to each other.

Thank you for the opportunity to design your space and do not esitate to contact us for additional technical drawings or changes.

Best Regard and enjoy the project!
