Dear Client,
The briefing was very clear and I redesigned the space so that it would both have a very natural flow and comfort usability by your family and visitors. I also tryed to keep the demolition/construction part in reasonable quantity.
As soon as you enter the apartment you see all the living room with dining and a lot of natural light coming from the wide window and the corner glass doors leading to the terrace. On your left there is a big wardrobe with one sliding door (could be mirror). Behind the door you can hang your coats/jackets and keep bags and shoes; there is also a deeper part where you can keep large items such as suitcases, tools, etc. The open part is library with shelves for books and decorations - this is a transition to the livingroom area with large comfortable section sofa and TV. From the sofa you can see also the kitchen island with barstools and the kitchen itself. This way you can comunicate with family/guests when you're cooking and they can relax on the sofa or chat by the island on the stools. The kitchen has very comfortable large island and is semi-hidden - the part with the sink which is usually messy. There is dishwasher, fridge, oven, hotplate and hood. also a lot of storage space with cabinets and drawers. There is place for barstools from the livingroom side for small breakfasts and also for drinks with friends while the food is being prepared. I decided to put the big dining table near the kitchen and the terace since it is the most important place for the family and guests and that a lot of time is spent there. There is a lot of natural light and bright atmosphere and also it is very comfortable path to the kitchen. On the terrace there is the outdoor space for dining - I'm suggesting a very long buit-in bench with storage space beneath the seats.
On the proposed layout you'll see all the suggestions about there 3 bathrooms and the 3 bedrooms.
