let's revive the granparents' house

Briefing

ENG:
• House built in 1970
• Lower floor: now used as a tavern, height approximately 2.40 m
• First floor: height 3 m
• On the first floor the largest balcony (which can be integrated into the house), also enlarged if necessary. Then there is a balcony at the front (see photo) which has never actually been used (why not incorporate it with a beautiful glass window? We have the volume)
• There is still volume: the plot of land measures approximately 1,000 m2 which would allow 400 m2 of living space to be built (with a surface area of 265 m2 already built between the top and bottom). Remainder therefore of 135 m2 (but you have to understand the costs)
NEEDS
• The two families who would live in the house are 1) single uncle 2) nephew (family unit), for now 2 people + 3 dogs, children expected. The houses must be separate and independent, even in the land, even if the garden will not be divided in the first place.
• The ideal would obviously be that
o A) larger house: the granddaughter should have a kitchen + living room (not necessarily separate), overlooking the beautiful garden, 3 bedrooms and two bathrooms, at least a space for the laundry in the tavern, if there was a shower it would be better
or B) smaller house: the uncle should have a kitchen (not necessarily separate), 2 rooms (perhaps a smaller service room) and a bathroom. If it were possible to have the second bathroom in the tavern, perhaps combined with a laundry room, even better.
• Garages must be double (the current one already is). The garden is large and some garages could also be external, American style. At the back of the garden there is a large gate which can be accessed via a driveway so it is possible.
• The granddaughter has three large dogs, so the majority of the garden goes to her. The uncle isn't interested in the garden, but I would like it to be foreseeable to separate the green areas in a hypothetical future (you never know if an outsider lives there)
• The way the areas are divided is not important: I would like something rational that makes good use of the light and spaces
• A surveyor proposed two solutions:
or 1) two apartments above, one of approximately 90 m2 (including the terrace), the other of approximately 60 m2 (it did not include the small terrace, which should instead be rethought)
or 2) an apartment above for the niece and the second below in the tavern, digging to reach a height of 2.70 metres. In this case it is planned to strengthen the foundations, which are not particularly deep.
o In general, the drawings do not satisfy me, not so much for the hypotheses, but rather for the proposed subdivisions (I mean the overall final result)
• I would like to have a budget estimate of the proposed solutions (range, I understand that it obviously depends on the materials)
• To manage the costs of the interventions, I would like to have scalable solutions or understand how to do it (do we have to do everything together or are there subsequent interventions?)

• En el primer piso el balcón más grande (que se puede integrar en la casa), también ampliado si es necesario. Luego hay un balcón en la parte delantera (ver foto) que en realidad nunca se ha utilizado (¿por qué no incorporarlo con una hermosa ventana de vidrio? Tenemos el volumen)
• Todavía hay volumen: el terreno mide aproximadamente 1.000 m2 lo que permitiría construir 400 m2 de espacio habitable (con una superficie de 265 m2 ya construida entre la parte superior y la inferior). Resto por tanto de 135 m2 (pero hay que entender los costes)
NECESIDADES
• Las dos familias que vivirían en la casa son 1) tío soltero 2) sobrino (unidad familiar), por ahora 2 personas + 3 perros, se esperan niños. Las casas deben estar separadas e independientes, incluso en el terreno, incluso si el jardín no estará dividido en primer lugar.
• Lo ideal obviamente sería que
o A) casa más grande: la nieta debería tener cocina + sala de estar (no necesariamente separada), con vista al hermoso jardín, 3 dormitorios y dos baños, al menos un espacio para la lavandería en la taberna, si hubiera ducha sería ser mejor
o B) casa más pequeña: el tío debe tener una cocina (no necesariamente separada), 2 habitaciones (quizás una habitación de servicio más pequeña) y un baño. Si fuera posible tener el segundo baño de la taberna, quizás combinado con un lavadero, mejor aún.
• Los garajes deberán ser dobles (el actual ya lo es). El jardín es amplio y algunos garajes también podrían ser exteriores, de estilo americano. En la parte trasera del jardín hay una gran puerta a la que se puede acceder a través de un camino de entrada, por lo que es posible.
• La nieta tiene tres perros grandes, por lo que la mayor parte del jardín es para ella. Al tío no le interesa el jardín, pero me gustaría que fuera previsible separar las zonas verdes en un hipotético futuro (nunca se sabe si allí vive un forastero)
• La forma de dividir las zonas no es importante: me gustaría algo racional que aproveche bien la luz y los espacios.
• Un topógrafo propuso dos soluciones:
o 1) dos apartamentos arriba, uno de aproximadamente 90 m2 (incluida la terraza), el otro de aproximadamente 60 m2 (no incluía la pequeña terraza, que debería repensarse)
o 2) un apartamento arriba para la sobrina y el segundo abajo en la taberna, cavando hasta alcanzar una altura de 2,70 metros. En este caso se prevé reforzar los cimientos, que no son especialmente profundos.
o En general los dibujos no me satisfacen, no tanto por las hipótesis, sino por las subdivisiones propuestas (me refiero al resultado final global)
• Me gustaría tener un presupuesto estimado de las soluciones propuestas (alcance, entiendo que obviamente depende de los materiales)
• Para gestionar los costes de las intervenciones, me gustaría tener soluciones escalables o entender cómo hacerlo (¿tenemos que hacer todo juntos o hay intervenciones posteriores?)

• Al primo piano il balcone più grande (che può essere integrato nella casa), anche allargato se serve. C’è poi sul davanti (v. foto) un balcone che di fatto non è mai stato usato (perché non inglobarlo con una bella vetrata? La volumetria l’abbiamo)
• C’è ancora volumetria: il lotto di terreno misura 1.000 mq circa che consentirebbe di costruire 400 mq di superficie abitabile (con una superficie tra sopra e sotto già costruita di mq 265). Residuo perciò di 135 mq (ma bisogna capire i costi)
ESIGENZE
• I due nuclei che abiterebbero la casa sono 1) zio single 2) nipote (nucleo familiare), per ora 2 persone + 3 cani, previsti figli. Le case devono essere separate e indipendenti, anche nel terreno, anche se in prima battuta il giardino non verrà diviso.
• L’ideale sarebbe ovviamente che
o A) casa più grande: la nipote dovrebbe avere cucina + sala (non necessariamente separati), con affaccio sul bel giardino 3 stanze da letto e due bagni, in taverna almeno uno spazio per la lavanderia, se poi ci stesse una doccia meglio
o B) casa più piccola: lo zio dovrebbe avere cucina sala (non necessariamente separati), 2 stanze (magari una più piccola di servizio) e un bagno. Se poi fosse possibile avere il secondo bagno in taverna, magari unito ad una lavanderia meglio.
• I garage devono essere doppi (l’attuale lo è già). Il giardino è grande e qualche garage potrebbero essere anche esterni, all’americana. Sul retro del giardino c’è un cancellone a cui si accede con passo carrale per cui è possibile.
• La nipote ha tre cani grossi, quindi la parte preponderante del giardino va a lei. Allo zio il giardino non interessa, ma vorrei che fosse prevedibile separare le aree verdi in un ipotetico futuro (non si sa mai che ci abiti un esterno)
• La modalità di suddivisione delle aree non è importante: vorrei una cosa razionale che sfrutti bene la luce e gli spazi
• Un geometra ha prospettato due soluzioni:
o 1) due appartamenti sopra, uno di circa 90 mq (inglobando il terrazzone), l’altro di circa 60 mq (non ha inglobato il terrazzino, che invece andrebbe ripensato)
o 2) un appartamento sopra per la nipote e il secondo sotto in taverna, scavando per arrivare ad avere 2,70 di altezza. In questo caso è previsto di rafforzare le fondamenta, non particolarmente profonde.
o In generale i disegni non mi soddisfano non tanto per le ipotesi, quanto le suddivisioni prospettate (il risultato finale complessivo intendo)
• Mi piacerebbe avere una stima budgettaria delle soluzioni proposte (range, capisco che ovviamente dipende dai materiali)
• Per gestire le spese degli interventi, vorrei avere soluzioni scalabili o capire come fare (bisogna fare tutto insieme o ci sono interventi successivi? )
