NO basement semi-detached on plot n.4

The goal of this contest is to design a semi-detached (NO basement).

In addition the GoPillar contest my customers will choose their favorite project (or the house that they will buy)

Design has to be easy and simple, functional and thought in order to not be too expensive because our target is middle class. (not super rich people)

Please don't get obsessed on my examples, I don't have a specific favorite style, every style can be beautiful if well studied and balanced.
I'd like receive your ideas remembering that I don't want extreme or too complex designs.... the building has to be built, so the project has to be practicable!

Basically we'll have two specular units and each of unit must have:


GROUND FLOOR
- kitchen
- living room
- 1 bathroom (toilet, bidet, shower, bathroom sink)
- external covered porch (VERY IMPORTANT)
- 1 closet
- garage (2 cars)
- 1 boiler/engineering room

* GROUND FLOOR EXTRA (not mandatory, only if it fits us!)
- 1 extra room (used as studio, play room, office or whatever)
- 1 food storage (less priority than the extra room)

FIRST FLOOR
- 1 double bedroom (minimum 14sqm)
- 2 single bedroom (minimum 10sqm)
- 1 bathroom (toilet, bidet, shower, bathroom sink)

* FIRST FLOOR EXTRA (not mandatory, only if it fits us!)
- wardrobe for the double room
- ensuite bathroom for the double room (toilet, bidet, shower, bathroom sink)


The semi-detached will be built on a rectangular plot with only one possible driveway access, I prefer garages located in the middle between the two houses.

The max volume available is 900mc (cubic meters) and the max built up area has to be 233mq (square meters), perimeter walls doesn't count as volume, check the attachment with rules.
We must respect an offset of 5 meters from the borders.
Internal ceiling height has to be 2.70 m.

- Examples of designs I like (but, as I said, you don't have to get fixated on those)

L'obiettivo di questo contest è progettare una villa bifamiliare senza piano scantinato.

In aggiunta al contest di GoPillar anche i miei clienti sceglieranno il progetto preferito nell'ottica di costruire il progetto che riceve più consensi.

Il progetto dovrà essere semplice, funzionale e pensato in modo che la realizzazione non comporti costi eccessivi in quanto il target di clientela non è di super ricchi.

Non fissatevi sugli esempi che vi ho fornito in quanto non ho uno stile particolarmente preferito, ogni progetto più essere molto interessante se ben studiato ed equilibrato, vorrei valutare le vostre idee ma non mi interessano progetti estremi o troppo complessi, in quanto i progetti dovranno essere effettivamente realizzabili e fattibili.

Fondamentalmente avremo due unità speculari e ciascuna dovrà avere i seguenti spazi:


**PIANO TERRA
- 1 cucina
- 1 soggiorno
- 1 bagno (wc, bidet, shower, bathroom sink)
- 1 ripostiglio
- porticato esterno (MOLTO IMPORTANTE)
- garage (2 auto)
- centrale termica

| PIANO TERRA EXTRA (solo se possibile!)
| - 1 stanza extra (usata come studio, ufficio, stanza dei giochi etc)
| - 1 dispensa (prediligere la stanza extra piuttosto che la dispensa)


**PIANO PRIMO
- 1 camera matrimoniale (minimo 14mq)
- 2 camera singola (minimo 10mq)
- 1 bagno (wc, bidet, shower, bathtub, bathroom sink)

| PIANO PRIMO EXTRA (solo se possibile!)
| - 1 guardaroba
| - 1 bagno camera matrimoniale (wc, bidet, shower, bathroom sink)


La bifamiliare sarà costruita su un lotto rettangolare con un solo accesso carraio, preferibilmente le autorimesse dovranno essere collocate al centro tra le due case.

Il volume totale disponibile è di 900mc e la superficie coperta massima è di 233mq e bisogna mantenere una distanza di 5 metri dai confini.
L'altezza interna dei piani deve essere di 2,70m.
La normativa locale permette di scomputare anche le murature esterne dal calcolo del volume.
