Hello,
we need to carry out renovations on a living area of ~ 70sqm which includes kitchen, dining area, storage room, living room and bathroom, as well as access stairs from the ground floor (basement).
1) an independent entrance from the other apartment on the ground floor is required. In addition to the main door from which you access the two apartments you will need a door probably on the stairs, in which case you will also need to create a ceiling (as the stairwell is open from the ground floor to the first and second floor). We would also like a solution for the new space that will be created above the mentioned door and its ceiling (visible from the first and second floor).
2) a new solution is required for the kitchen and the dining area. We would like an open space but not totally: the kitchen and the dining area must still be distinguishable. In general we would like to recover as much space as possible for the dining area (with the possibility of an extendable table for 10+ people). Since there is also the entrance from the first floor through a frenchdoor on the terrace, we would like the kitchen not to be too visible from the mentioned entrance.
3) a division between the dining and living area is necessary, on both sides, perhaps with sliding glass doors.
4) we would like to know if it is possible to use the open space between the kitchen and the living room (the storage room + corridor adjacent to the stairs) to obtain a storage room dedicated to the washing machine and dryer.
5) We would like some indications to furnish the whole living room so that this solution maximizes the spaces, since on both sides of the house there are only windows; more advice on new flooring (which should be placed above the existing).

Salve,
abbiamo bisogno di effettuare degli interventi di ristrutturazione su una zona giorno di ~70mq che comprende cucina, zona pranzo, ripostiglio, salotto e bagnetto, oltre che accesso scale dal piano zero (seminterrato).
1) è necessario un ingresso indipendente dall'altro appartamento ricavato al piano zero. Oltre alla porta principale da cui si accede ai due appartamenti servirà una porta probabilmente sulle scale, nel qual caso sarà anche necessario creare un soffitto (in quanto la tromba delle scale è aperta dal piano zero al piano primo e secondo). Vorremmo anche una soluzione per il nuovo spazio che si verrà a creare sopra la suddetta porta ed il relativo soffitto (visibile dal piano primo e secondo)
2) è necessaria una nuova soluzione per la cucina e la zona pranzo. Vorremmo uno spazio aperto ma non totalmente: la cucina e la zona pranzo devono essere comunque distinguibili. In generale vorremmo recuperare più spazio possibile per la zona pranzo (con la possibilità di un tavolo allungabile anche per +10 persone). Essendoci anche l'ingresso dal piano primo attraverso una porta finestra sul terrazzo, vorremmo che la cucina non fosse troppo visibile dal suddetto ingresso.
3) è necessaria una divisione tra zona pranzo e salotto, su entrambi i lati, magari con porte scorrevoli a vetri.
4) vorremmo sapere se è possibile usare lo spazio aperto tra cucina e salotto (cioè il ripostiglio + corridoio lato scale) per ricavare un ripostiglio dedicato anche a lavatrice ed asciugatrice.
5) Vorremmo delle indicazioni per arredare il salotto ed il soggiorno in modo che tale soluzione massimizzi gli spazi, dato che su due lati della abitazione ci sono solo finestre; in più dei consigli sulla pavimentazione nuova (che dovrebbe essere posta sopra l'esistente)
