Briefing

L' immobile si svilupperà su un terreno di 7378 mq. nel comune di Ruffano (Provincia di LECCE _ ITALY) in via Guglielmo Marconi, 108 (39.985998, 18.233461). L'IFF del PDF vigente nel comune di Ruffano (LE) è di 0,03 mc/mq. contemporaneamente da rispettare il PUG adottato sempre dal Comune di Ruffano con Ef di 0,01 mq/mq (Vedi Allegato).
La Villetta dovrà svilupparsi su due Piani, un piano Terra ed un Piano Interrato.
Il Piano terra dovrà avere un ingresso diretto nell'Open-Space (Soggiorno - Cucina - Pranzo), una Camera Matrimoniale, un Bagno e un piccolo Ripostiglio. Dovrà avere anche il Vano Scala per collegare l'interrato al piano Terra ed al Terrazzo Praticabile. Il Vano Scala non è conteggiato nel calcolo della Volumetria Consentita.
L'Open-Space dovrà avere una finestra rettangolare lunga e bassa sul piano cottura posta a NORD dell'immobile in modo tale che guardi lo spazio esterno dove verrà un giardino con piscina. Nel Soggiorno dell'Open-Space dovrà esserci un' uscita grande in vetrata che collegherà alla piscina, un camino a filo muro interno e che abbia una profondità esternamente.
Il piano Interrato dovrà essere completamente INTERRATO (causa anche l'indice di fabbricabilità fondiaria del comune di Ruffano per sfruttare ogni centimetro disponibile di cubatura per il Piano Terra) e che abbia la stessa superficie e sagoma del Piano Terra, ma senza vincoli per quanto riguarda lo scavo per gli spazi esterni interrati.
Le caratteristiche richieste per il Piano Interrato sono le seguenti:
- 2 Camere da Letto che abbiano una parete in vetro che guardi uno spazio adibito a giardino piano e verticale stile ZEN e che consenta l'ingresso di aria e luce alle camere interrate (vedi esempi allegati)
- 1 bagno con una parete vetrata che guardi una piccola chiostrina con all'interno piante e vegetali tipo ZEN.
- 1 Vano Pluriuso
- Uno Spazio che contenga un cucinino e un tavolo da pranzo.
- Lo Stesso Vano Scala del Piano Terra.

La copertura dell'immobile dovrà essere con un piccolo pezzo di terrazza praticabile adiacente al torrino scala e che abbia parti di tetto a spiovente.
La mia richiesta principale è che la villetta abbia una Prospetto frontale che abbia una prospettiva ampia usufruendo anche della possibilità di fare dei Porticati o Pergolati laterali e che l'ingresso posto sul fronte del Prospetto abbia un Portico. (allego foto esempio del Portico ingresso).
La Villa dovrà avere dei rivestimenti murari che richiamino il Territorio Salentino (tipo: pietre, carparo, pietra leccese, coppi ...)
La Villa sarà circondata da giardino con vialetti, gazeboo, piscina, aiuole, vegetazione arborea.

In the Living Room of the Open-Space there must be a large glazed exit that will connect to the swimming pool, a fireplace flush with the internal wall and which has a depth externally.
The basement floor must be completely UNDERGROUND (also due to the land buildability index of the municipality of Ruffano to exploit every available centimeter of cubic volume for the ground floor) and that it has the same surface and shape as the ground floor, but without constraints as regards the excavation for the underground outdoor spaces.
The characteristics required for the Basement are the following:
- 2 Bedrooms that have a glass wall that overlooks a space used as a flat and vertical garden in ZEN style and that allows the entry of air and light to the basement rooms (see attached examples)
- 1 bathroom with a glass wall overlooking a small cloister with ZEN-like plants and vegetables inside.
- 1 multipurpose compartment
- A space that contains a kitchenette and a dining table.
- The same stairwell as the ground floor.

The roof of the building must be with a small piece of practicable terrace adjacent to the stair tower and which has parts of a sloping roof.
My main request is that the house has a front prospect that has a broad perspective also taking advantage of the possibility of making side arcades or pergolas and that the entrance on the front of the prospect has a porch. (I attach an example photo of the entrance Portico)
The Villa must have wall coverings that recall the Salento Territory (such as stones, carparo, Lecce stone, tiles ...)
The Villa will be surrounded by a garden with paths, gazeboo, swimming pool, flower beds, tree vegetation.

La propiedad se desarrollará en una parcela de 7378 metros cuadrados. de los cuales el IFF de la PDF vigente en el municipio de Ruffano es de 0,03 m3 / m2. al mismo tiempo, se debe respetar el PUG adoptado por la Municipalidad de Ruffano con una Ef de 0.01 m2 / m2 (Ver Adjunto).
La Villa tendrá que desarrollarse en dos plantas, una planta baja y un sótano.
La planta baja debe tener una entrada directa al Open-Space (sala - cocina - comedor), una habitación doble, un baño y un pequeño armario. También debe tener el hueco de escalera para conectar el sótano a la planta baja y la terraza practicable. El hueco de la escalera no se cuenta en el cálculo de la volumetría permitida.
El Open-Space debe tener una ventana rectangular larga y baja en la encimera ubicada al NORTE del edificio para que mire al espacio exterior donde vendrá un jardín con piscina. En el Salón del Open-Space debe haber una gran salida acristalada que conectará con la piscina, una chimenea a ras de la pared interior y que tenga profundidad exterior.
La planta del sótano debe ser completamente SUBTERRÁNEA (también debido al índice de edificabilidad del suelo del municipio de Ruffano para aprovechar cada centímetro de espacio cúbico disponible para la planta baja) y que tenga la misma superficie y forma que la planta baja, pero sin restricciones. en lo que respecta a la excavación de los espacios exteriores subterráneos.
Las características requeridas para el Sótano son las siguientes:
- 2 Dormitorios que cuentan con una pared de vidrio que da a un espacio utilizado como jardín plano y vertical estilo ZEN y que permite la entrada de aire y luz a las habitaciones del sótano (ver ejemplos adjuntos)
- 1 baño con una pared de cristal con vistas a un pequeño claustro con plantas y verduras tipo ZEN en el interior.
- 1 compartimento multiusos
- Un espacio que contiene una cocineta y una mesa de comedor.
- La misma escalera que la planta baja.

El techo del edificio debe ser con un pequeño trozo de terraza practicable adyacente a la torre de escaleras y que tenga partes de un techo inclinado.
Mi principal pedido es que la casa tenga un frente que tenga una perspectiva amplia aprovechando también la posibilidad de hacer arcadas laterales o pérgolas y que la entrada por el frente del frente tenga un porche. (Adjunto una foto de ejemplo del Pórtico de entrada).
La Villa debe tener revestimientos de paredes que recuerden el Territorio de Salento (como piedras, carparo, piedra de Lecce, tejas ...)
La Villa estará rodeada de un jardín con senderos, mirador, piscina, parterres, vegetación arbórea.
